Peachtree City, Ga. — Northmarq has arranged the $15.2 million sale of Westpark Walk, a 73,847-square-foot shopping center located in Peachtree City, a southwest suburb of Atlanta. Jeff Enck and Emery Shane of Northmarq represented the seller, an unnamed private investment firm based in Washington, D.C. The buyer was an undisclosed partnership based in Atlanta. Nashville, Tenn. — Nashville-based Matthews Real Estate Investment Services has arranged the $16.1 million portfolio sale of eight stores leased to the combo Family Dollar-Dollar Tree discount retail concept. The stores are located in Blountsville and Clayton, Alabama; Pauls Valley, Warner and Maud, Oklahoma; Edison, Georgia; Lincoln, Arkansas; and Coldiron, Kentucky. Josh Bishop of Matthews represented the seller, an unnamed developer that built the stores. The undisclosed institutional buyer purchased the properties at a cap rate of 6.4 percent.

Gainesville, Ga. — Branch Properties has acquired 14 acres for the construction of Limestone Marketplace in Gainesville, roughly 55 miles northeast of Atlanta. Upon completion, the shopping center will comprise 76,764 square feet and feature a 54,964-square-foot Publix. The property will also include three outparcels ranging in size from one to three acres. Branch will break ground on the development in spring of this year, with completion of construction scheduled for the second quarter of 2024.

Hinesville, Ga. — Marcus & Millichap has brokered the $10.3 million sale of Hinesville Central, a 41,800-square-foot retail center located in Hinesville, roughly 45 miles southwest of Savannah. The property is shadow-anchored by Walmart Supercenter. Al Taf of Marcus & Millichap’s Atlanta office represented the seller, a 104-year-old private company based in Georgia, in the transaction. Brian Munn, also with Marcus & Millichap’s Atlanta office, procured the buyer, a private investor.

Tenants at the center, which was 89 percent leased at the time of sale, include Subway, H&R Block, Supercuts and State Farm Insurance. This acquisition brings the joint venture’s portfolio to 10 properties comprising over 1 million square feet.

Marietta, Ga. — SRS’ Investment Properties Group has arranged the sale of Blackwell Plaza, a 143,081-square-foot shopping center located in Marietta, approximately 20 miles northwest of Atlanta. An entity doing business as RCG-Marietta VII LLC acquired the property from Stebri Enterprises for $10 million. Kyle Stonis and Pierce Mayson of SRS represented Stebri in the transaction. Located at 12630 Crabapple Road, the store opened Dec. 10. Founded in 2009, Savi offers prepared foods such as sandwiches and salads in addition to organic groceries, wine and coffee.
