Mansfield, Texas — Five restaurants have signed new leases at The Shops at Broad, a retail center located in Mansfield. Portillo’s, Outback Steakhouse, Carrabba’s Italian Grill, Boomer Jack’s Grill and Chuy’s are scheduled to open next year at the property. Sam Kartalis of Younger Partners and John R. Weber of Weber & Co. arranged the leases on behalf of the landlord, Trez Capital.

Montgomery, Ill. — Starbucks Coffee and Cooper’s Hawk Winery & Restaurant will join Ogden Hill Shopping Center in Montgomery, roughly 45 miles east of Chicago. Both businesses are currently underway on construction and scheduled to open next year. Inland National Development Co. San Antonio, Texas — Texas-based fast-casual chain Whataburger has announced plans to expand into South Carolina. Beginning in summer 2024, the brand will open restaurants in Greenville, Mauldin, Irmo, Spartanburg, Anderson, Boiling Springs, Lexington, Duncan and Easley. Current plans include a total of 10 restaurants.

Hilton Head, S.C. — TJX brand Homesense has signed a 29,000-square-foot lease to anchor Sea Turtle Marketplace in Hilton Head. Scheduled to open in spring 2024, the store will be the first for the brand in South Carolina. Other tenants at the newly redeveloped retail center, which totals 100,000 square feet, include Starbucks Coffee, West Marine, PetSmart, Golf Galaxy, Gusto Ristorante, Tai Chi Massage Spa, Island Nail Spa, Blaze Beauty Studio, Jersey Mike’s, Orange Theory Fitness and Parker’s Kitchen. Crew, Paris Baguette and BFT Fitness will occupy 5,317; 7,766; 2,776; and 2,649 square feet, respectively. Toys "R" Us

Bloomington, Minn. — WHP Global, parent company of Toys “R” Us, will open an 11,000-square-foot flagship store within the 5.6 million-square-foot Mall of America in Bloomington, roughly 10 miles outside Minneapolis. Scheduled to open before Thanksgiving, the store marks the second flagship store in the country and the first in partnership with Go! Retail Group. Additional openings are scheduled for next year. Beginning next year, the Mall of America shop will also introduce branded elements including a Geoffrey’s Café and ice cream parlor as well as interactive experiences and product demonstrations.

Huntington Beach, Calif. — Beverage concept Sip Fresh has signed a franchise deal for the development of three new stores in Southern California. Franchisees Brittany, Bryson and Risa Berryman will open the units, which are expected to be located within shopping centers in the Huntington Beach and Newport areas. Sip Fresh stores typically comprise between 400 and 1,400 square feet.
