(MMCC) has secured $39.4 million in construction financing for French Valley Marketplace, a grocery-anchored shopping center development in French Valley. The non-recourse loan will provide funds to complete the horizontal and vertical construction of the project. A partnership between Trinity Investors and Halftery Development Co. are leading the fully entitled, 22-acre project. MetroGroup-San-Diego

San Diego — MetroGroup Realty Finance has secured $18.5 million in financing for a 56,173-square-foot retail center located in San Diego. The undisclosed borrower developed the property in two phases in 2002 and 2013. The financing features a maximum loan-to-value of 60 percent for 10 years with a 30-year amortization schedule. Tenants at the property at the time of financing included Subway, several service and fitness tenants, and a service station and car wash.

Bass-Pro

Irvine, Calif. — Bass Pro Shops has announced plans to open a 140,000-square-foot superstore in Irvine. The store will be located within Irvine Company Retail Properties’ Alton Marketplace. The property will offer a selection of boats and off-road ATV’s, alongside clothing and equipment for hiking, backpacking, wildlife viewing and camping. The store will also feature large aquariums and water features stocked with native fish species. The location is set to open in late 2022 or early 2023.

Tauro-Walgreens

Los Angeles — Tauro Capital Advisors has secured the $149.7 million refinancing of a 24-property Walgreens portfolio primarily located across Tennessee, Wisconsin and Alabama. Matt Bucaro of the Los Angeles-based firm secured the one-year floating bridge loan through Benefit Street Partners on behalf of the borrower, IBF Properties LLC. The portfolio spans 314,852 square feet and was purchased by IBF in 2021. The company is currently acquiring retail assets occupied by investment-grade tenants with plans to create a REIT.

Beverlywood Plaza

Los Angeles — The Passman Group has arranged the $6.7 million sale of Beverlywood Plaza, a shopping center located in Beverlywood, a neighborhood in the Westside region of Los Angeles. The names of the buyer and seller were not released. Situated on a 13,500-square-foot lot, the property features 9,500 square feet of retail space. Current tenants include Beverly Robertson Veterinary Clinic and Beverlywood Market. David Passman, Marc Pakravan and Michael Navi of The Passman Group represented the seller in the deal.

Vacaville, Calif. — Nella Holdings and Tower Investments have acquired Nut Tree Plaza in Vacaville from a partnership managed by Dunhill Partners for $124.5 million. Located at 1621 E. Monte Vista Ave, the 370,114-square-foot center features 68 retail stores, 17 restaurants and outdoor attractions including a kiddie train. Blythe, Calif. — Marcus & Millichap has brokered the sale of a retail property located at 1900 E. Hobsonway in Blythe near the California-Arizona border. A private investor sold the property to an individual/personal trust for $1.7 million. A Mobil gas station and convenience store occupies the 2,816-square-foot retail property. Bruce Haulley of Marcus & Millichap’s Palm Springs office represented the buyer and seller in the deal.

Pacific Plaza

Torrance, Calif. — Anchor Point Capital has arranged the sale of Pacific Plaza, a multi-tenant retail center located at 2382, 2390 and 2396 Crenshaw Blvd. in Torrance, about 15 miles from Long Beach. A private family fund acquired the property from an undisclosed seller for $16.9 million. Woori Bank, Subway and The UPS Store are tenants at the 28,000-square-foot property. Eric Vu of Newport Beach-based Anchor Point Capital handled the transaction.

Temecula, Calif. — Faris Lee Investments has negotiated the sale of a value-add shopping center located at 32881-32965 Temecula Parkway in Temecula. Centers Dynamic Partners and United Growth acquired the property from Vail Commercial for $19.7 million. Best Buy and Fitness 19 are tenants at the 70,418-square-foot shopping center, which is situated on 7.6 acres. Joe Chichester and Matt Brooks of Faris Lee Investments represented the buyer in the transaction.
