Atlantic Capital Partners Sells 104,915-Square-Foot Shopping Center in Savannah, Georgia, for $35.8 Million

Savannah, Ga. — Atlantic Capital Partners has sold Twelve Oaks, a 104,915-square-foot neighborhood shopping center located in Savannah, for $35.8 million. The property was 99 percent leased at the time of sale. Publix anchors Twelve Oaks, which has operated at the site since 1992. Additional tenants include Sephora, Cold Stone Creamery, Great Clips, Five Guys Burgers & Fries, LensCrafters and Bonefish Grill. Cumming, Ga. — Construction is underway on Phase I of The Crossing at Coal Mountain, a 140-acre mixed-use development by Atlantic Residential in Cumming, a northern suburb of Atlanta. The project sits in the Coal Mountain region of north Forsyth County and will feature apartments, retail space and for-sale homes being developed in partnership with Toll Brothers. Atlantic Residential broke ground in July on the 47,000 square feet of shops, restaurants and entertainment space at the development, with plans to complete construction in summer 2026. Seven New Tenants to Join Coal Mountain Shops in Cumming, Georgia

Cumming, Ga. — Seven new tenants have signed leases to join FrostPoint Capital’s Coal Mountain Shops, a 19,805-square-foot shopping center undergoing redevelopment in Cumming, a north Atlanta suburb. Phase I of the redevelopment is now fully leased, with the new tenants including PNC Bank, Wingstop, barre3, Kumon, Smoothie King, The Bagel Hole and Shape Nails. Details of Phase II of the redevelopment project were not disclosed. Sam Krueger and Kaitlyn Schoerner of Franklin Street handled leasing efforts on behalf of FrostPoint Capital, which purchased the center in May.

RaceTrac Agrees to Acquire Potbelly Sandwich Shop Chain for $566 Million

Atlanta and Chicago — Convenience retailer RaceTrac Inc. has entered into a definitive merger agreement to acquire all outstanding shares of fast-casual sandwich chain Potbelly Corp. for $17.12 per share. The all-cash transaction is valued at roughly $566 million, representing a premium of approximately 47 percent to Potbelly’s 90-day volume-weighted average price as of Sept. 9. The acquisition is expected to close in the fourth quarter, subject to customary closing conditions and regulatory approvals. BJ’s Wholesale Club to Open 104,170-Square-Foot Grocery Store in Warner Robins, Georgia

Warner Robins, Ga. — BJ’s Wholesale Club plans to open a new grocery store and BJ’s Gas station south of Atlanta in Warner Robins. The Telegraph reports that the 21-acre site will house the 104,170-square-foot grocery store and 582 parking spaces, as well as a 2,204-square-foot gas station with eight pumps that opened in late August. The new BJ’s Wholesale Club store is set to open on Friday, Sept. 12. The property represents the first BJ’s Wholesale Club store in middle Georgia and its seventh in the state, according to The Telegraph.

Gwinnett County to Acquire Former Sears at Gwinnett Place Mall in Metro Atlanta

Duluth, Ga. — The Urban Redevelopment Agency of Gwinnett County has approved the purchase of a former Sears department store at Gwinnett Place Mall, a struggling regional mall situated along Pleasant Hill Road near Interstate 85 in metro Atlanta. Northwood Ravin will sell the 11.5-acre site to the county for $11.5 million, the same price the Charlotte-based multifamily developer paid for the property in 2018. Dunwoody, Ga. — Marcus & Millichap Capital Corp. (MMCC) has arranged $4 million in financing for the acquisition of Dunwoody Village, a 15,382-square-foot retail center located in Dunwoody, a suburb of Atlanta. David Johnson of MMCC’s Atlanta office secured the loan with a national bank on behalf of a private client. The five-year loan includes a 6.41 percent interest rate with a 30-year amortization schedule. Shadow anchored by The Fresh Market and Walgreens, Dunwoody Village features a mix of tenants including CVS Pharmacy, Chipotle Mexican Grill and a pet store.
