Santa Clara, Calif. — Maven Commercial has brokered the $15.9 million sale of University Shopping Center, a 2.9-acre retail center located in Santa Clara. Safeway anchors the property, which was fully leased at the time of sale. Tenants at the center include Taco Bell, Round Table Pizza and Wicked Chicken. An entity controlled by the Bushnell family sold the property, which is situated next to Santa Clara University, to Bay Properties Inc. Matthew Sheridan, Dominic Morbidelli and Santino DeRose arranged the sale.

Denver and Littleton, Colo. — Sidford Capital has acquired two shopping centers totaling 111,142 square feet in Colorado for $11.2 million. A Southern California-based private investor sold the portfolio, which includes Athmar Park Shopping Center, a 58,204-square-foot neighborhood retail center in Denver, and SouthPark Shopping Center, a 52,938-square-foot property located in Littleton. The acquired segment of the property spans 207,000 square feet and was 93 percent occupied at the time of sale by tenants including T.J. Maxx, HomeGoods, LA Fitness, DSW and Petco. The remaining portion of the center is occupied by a corporately owned Walmart Supercenter.

Delray Beach, Fla. — Berta Management has secured an $18.5 million loan for the refinancing of Delray Corner, an 86,043-square-foot shopping center located in Delray Beach. Justin Neelis of Concord Summit Capital arranged the five-year, fixed-rate financing on behalf of the borrower. Michaels is scheduled to open a 25,600-square-foot store in the first quarter of this year as the new anchor tenant, taking over a renovated space formerly occupied by Bed Bath & Beyond. Other tenants at the property include Conviva, CVS/pharmacy and Starbucks Coffee.

Greeley, Colo. — Marcus & Millichap has brokered the $2.2 million sale of a 15-year, absolute triple-net ground lease for an Ent Credit Union-occupied property in Greeley, southeast of Fort Collins. A developer sold the property to an undisclosed buyer. Drew Isaac and Ian Hicks of Marcus & Millichap’s Denver office represented the seller in the deal. The Ent Credit Union is situated within a mixed-use development that also features a Starbucks Coffee and QuikTrip, as well as residential space.

Deer Park, Ill. — Five new tenants have joined the tenant roster at Deer Park Town Center, a shopping center located in Deer Park, roughly 40 miles outside Chicago. Victoria’s Secret has opened a 4,965-square-foot store at the property, and Clean Juice, The Shade Store and Aerie are scheduled to open this spring, occupying 1,371; 1,550 and 4,500 square feet, respectively. Ancho & Agave will also open an 8,750-square-foot restaurant at the center this fall. JLL manages the property.

Miami — SG Holdings has completed leasing at Sawyer’s Walk, a 3.4-acre mixed-use development underway in Miami’s Overtown neighborhood. The project, which will feature retail space, offices and affordable housing for seniors, is set to open this summer. SG Holdings is a partnership comprising Swerdlow Group, SJM Partners and Alben Duffie. The development team broke ground on Sawyer’s Walk in summer 2021.
