Lexington, S.C. — Lowes Foods has signed a lease to anchor Platt Springs Crossing, a 50-acre mixed-use development currently underway in Lexington. Lowes Foods will occupy 51,000 square feet. Other tenants will include Chipotle Mexican Grill, Tidal Wave Car Wash, Panda Express and Planet Fitness. An affiliate of NAI Columbia doing business as LLDC Platt Springs LF LLC is the developer of the project, which is scheduled to begin opening early next year. Middlesex, N.J. — NAI DiLeo-Bram & Co. (NAIDB) has arranged the $8.6 million sale of a 69,750-square-foot retail center located in Middlesex. A new 57,000-square-foot SuperFresh anchors the property. Situated on 3.9 acres adjacent to The View Apartments, the center also features a 6,115-square-foot liquor store and 6,300 square feet of second-floor office space. Marc Shein of NAIDB represented the undisclosed seller in the transaction. Bennett Realty & Development represented the buyer.
Kansas and Missouri — Arkansas-based fast-casual brand Slim Chickens has signed a franchise deal for the development of 14 restaurants in Kansas and Missouri. Jeff McCoy of AP Restaurant Group, an established Slim Chickens franchisee with stores in Oklahoma and Kansas City, will own and operate the restaurants. Slim Chickens’ current footprint includes more than 250 locations in the U.S. and the U.K., with more than 1,200 restaurants in development.
Conshohocken, Pa. — IKEA will open four stores featuring its new Plan & Order Point with Pick-Up format. Scheduled to open this year, the stores will be located in Austin, Texas, metro Atlanta and the greater Los Angeles area. Situated within Domain Shopping Center, the Austin store will open this summer and will mark the second IKEA location in the city. Miami — Key Point Academy has signed a 62,000-square-foot lease at the 1501 Omni Building in Miami. Founded in 2013, Key Point will relocate from its current Miami location at 609 Brickell Ave. Jonathan Carter and Dave Preston of Colliers represented the landlord, Resorts World Omni, in the lease negotiations. Pablo Camposano of Colliers represented the tenant, and Michael A. Gil of Transaction Legal provided legal representation to Key Point Academy.
Tampa, Fla. — LD&D, an investment, development and design firm headquartered in Miami, has unveiled plans for its $200 million Cass Square mixed-use project in downtown Tampa. LD&D plans to break ground on Phase I of the project, a luxury multifamily tower, this summer. The 28-story multifamily building will be called DoMo at Cass Square. Gantry Arranges $8.6 Million Loan for Oak Hills Shopping Center in Pleasanton, California
Pleasanton, Calif. — Gantry has arranged an $8.6 million permanent loan to refinance Oak Hills Shopping Center, located at 5410-5480 Sunol Blvd. in the Bay Area city of Pleasanton. Raley’s grocery, BMO Bank, Mountain Mike’s Pizza, Jim’s Country Restaurant, Gymboree and Brick Fitness are tenants at the 120,000-square-foot retail center. Mitch Zeemont, Tony Kaufmann and Alex Poulos of Gantry arranged the financing for the borrower, a private real estate entity. One of Gantry’s correspondent life company lenders provided the 12-year, fixed-rate loan with a 20-year amortization.
Connell Co. to Open 25,000-Square-Foot Fitness Facility at The Park in Berkeley Heights, New Jersey
Berkeley Heights, N.J. — The Connell Co. will open a 25,000-square-foot fitness facility at The Park, the locally based developer’s 185-acre mixed-use redevelopment in the Northern New Jersey community of Berkeley Heights. The facility will be known as FIELDHOUSE and will offer fitness regimens such as Pilates, yoga and boxing. Members will also have access to a game room, a meditation room, nap and recovery rooms, a health bar and personal trainers and in-house nutritionists. The opening is scheduled for March.
Merrimack, N.H. — Marcus & Millichap’s Institutional Property Advisors (IPA) has arranged the sale of Merrimack Village Center, an 82,292-square-foot retail center located in Merrimack, roughly 50 miles northwest of Boston. An entity doing business as Merrimack Village Center LLC acquired the property for $16.6 million. Shaw’s anchors the center, which was constructed on 10 acres in 2006. Other tenants include Dental Designs of New England, KT Cleaners, Sweet Ginger, Pizzico, Subway, Hana, Bliss Nail Salon, Smoker’s Haven and Supercuts. Prairie Hill Holdings acquired the center from Epic Real Estate Partners and Centerbridge. Developed in 2008, the property was 96 percent leased at the time of sale. Sprouts Farmers Market, which recently completed a $1.2 million interior remodel, anchors the center.
