Live Oak, Texas — Floor & Décor will open an 80,000-square-foot store in Live Oak, about 18 miles from San Antonio, on Monday, March 7. The store, which will employ about 50 full-time and part-time associates, will be the Atlanta-based home improvement retailer’s third in the San Antonio area and will include a design center.
Peabody, Mass. — Boutique fitness operator Gymja Warrior has signed a 11,345-square-foot retail lease at Route One Marketplace in Peabody, 23 miles from Boston. Other tenants at the fully leased center include Bradford Carpet One, Namco, Crossfit 128 and Mass Bay Hockey Center. Don Mace of KeyPoint Partners represented the undisclosed landlord in the lease negotiations.
Baton Rouge, La. — JLL Capital Markets has arranged the sale of Siegen Plaza, a 156,441-square-foot regional power center in Baton Rouge. Ryan Shore, Chris Gerard, Andrew Levy, Erin Lazarus and Jack Copher of JLL represented the seller, TriGate Capital LLC. Fidelis acquired the property. Siegen Plaza was 94 percent leased at the time of sale to tenants such as HomeGoods, Ross Dress for Less, Target, Petco, Five Below, Carter’s, Gamestop, Whataburger, IHOP, Olive Garden, Chick-fil-A, Jason’s Deli and GNC.
Los Gatos, Calif. — The Levin Johnston commercial real estate advisory group of Marcus & Millichap and Taycon Real Estate have arranged the $36 million sale of El Gato Village Shopping Center, a retail property situated on 3.4 acres in Los Gatos, about 10 miles from San Jose. Adam Levin of Marcus & Millichap and Marko Buljan of Taycon Real Estate represented the seller, an undisclosed family trust, and procured the buyer, a privately held real estate investment and development company, in the deal. Spring Hill, Fla. — CBRE has arranged the sale of the Shoppes at Avalon, a 62,758-square-foot shopping center in Spring Hill, about 50 miles from Tampa. Built in 2009 at 13455 County Line Road, the property was 93 percent leased at the time of sale. The center includes seven available outparcels totaling 10.5 acres. Dennis Carson and Casey Rosen of CBRE represented the seller, a joint venture including Stiles Corp. Phillips Edison & Co. acquired the property.
Land O’ Lakes, Fla. — SRS Real Estate Partners’ National Net Lease Group has brokered the $2.3 million sale of a newly developed, single-tenant retail property in Land O’ Lakes, about 19 miles from Tampa. William Wamble and Patrick Nutt of SRS represented the seller, an entity doing business as RS Roach LLC. The buyer was a private investor based in Wyoming. Built in 2022 and situated on 1.1 acres, the 2,500-square-foot ground-lease property has a 15-year tenant lease in place with Wendy’s.
Elmhurst, Ill. — Adelphia Properties has arranged the sale of a 14,000-square-foot former restaurant building in Elmhurst, about 20 miles west of Chicago. Arena Sports Bar & Grille formerly occupied the property, located at 630 W. Lake St., for more than 35 years. Simeon Spirrison and George Spirrison of Adelphia represented the seller, the undisclosed proprietor. A local investor purchased the property.
Glenview, Ill. — Several new tenants have signed leases to join the lineup at The Glen Town Center, a shopping center in Glenview, about 20 miles north of Chicago. Offix, a regional coworking and business solutions company, recently signed a 10-year lease for 6,200 square feet for its seventh location. Another recent lease signing was Chuck Lager America’s Tavern, which is owned by Fabio Vivani who appeared on the show “Top Chef.” Also joining the center will be Stretch Zone, a national boutique fitness company with over 40 locations nationwide. …
Silver Spring, Md. — DSW is set to open at Ellsworth Place, a 350,000-square-foot retail and entertainment development by GBT Realty Corp. in Silver Spring, about 5 miles from Washington, D.C. The retailer will open within a 17,500-square-foot space formerly occupied by Guitar Center. Construction on the property is currently underway with DSW expected to open in March. DSW joins tenants at Ellsworth Place including Burlington, Ross Dress for Less, Marshalls, Michaels, T.J. Maxx and Dave & Buster’s.
Kansas City, Mo. — Salon Service Group, a wholesale salon product distributor for licensed cosmetologists, has opened within a 2,000-square-foot space at Red Bridge Shopping Center in Kansas City. Lane4 Property Group manages the center, which has welcomed 12 new tenants since its redevelopment in 2018. Salon Service Group operates 51 locations in 11 states, four of which are in metro Kansas City.
