Charlotte, N.C. — Franklin Street has arranged the sale of Riverbend Village, a 31,721-square-foot retail property in northwest Charlotte. Bryan Belk and John Tennant of Franklin Street represented the sellers, Simpson Commercial and Landmark Development, in the transaction. CenterSquare Investment Management acquired the property for an undisclosed price. Built in 2019, Riverbend Village features tenants including AT&T, Chicken Salad Chick, Great Clips, Heartland Dental, Jersey Mike’s Subs and Red Wing Shoes. The property has eight end caps that provide patio seating for restaurant tenants.

Bakersfield, Calif. — Faris Lee Investments has arranged the sale of a freestanding retail property located at 2690 Mount Vernon in Bakersfield. Intertex Property Advisors acquired the building from a Los Angeles-based developer for $5.4 million. The property is absolute triple-net leased to CVS Y Mas, which has occupied the location for 48 years. Sean Cox and Jeff Conover of Faris Lee Investments represented the seller, while Cushman & Wakefield represented the buyer in the transaction.
New York City — NorthMarq has arranged a $17.5 million CMBS loan for the refinancing of Eltingville Shopping Center, a 98,523-square-foot retail property in Staten Island. Tenants include Rite Aid, Advance Auto Parts and Santander Bank. Charles Cotsalas and Robert Delitsky of NorthMarq arranged the 10-year, interest-only loan through an undisclosed direct lender. The borrower was also not disclosed.
South Daytona, Fla. — Marcus & Millichap has brokered the $15.9 million sale of Sunshine Plaza, a shopping center in South Daytona. Built in 1970 and renovated in 2002, the 280,000-square-foot shopping center is anchored by Publix and All Aboard Storage. The fully occupied property has about 52 tenants. Marc Tropp of Eastern Union arranged financing for the acquisition, which had a sales price of $10.3 million in total, on behalf of the buyer, Pikesville, Maryland-based America’s Realty. A California-based 1031 exchange investor acquired the newly constructed asset for $2.8 million. The United States Postal Service occupies the 5,382-square-foot property as a mission-critical financial station that combines retail operations and carrier logistics. New Caney, Texas — Target will open a 136,000-square-foot store at Valley Ranch Town Center, a 240-acre mixed-use development located in the northeastern Houston suburb of New Caney. The Minneapolis-based retailer joins a tenant roster that includes Kroger, Burlington, Academy Sports + Outdoors, T.J. Maxx, Hobby Lobby and Cinemark Theatres. Chris Drew, Brian Gaswirth and Reid Carleton of JLL Capital Markets secured the financing through Guardian Life Insurance Co. of America on behalf of the borrower. The center was 97 percent occupied at closing by tenants including Presidente Supermarket, Family Dollar, Humana Health, Subway and Amscot.
Katy, Texas — Weitzman has begun leasing Porter Lake Crossing, a 40,130-square-foot shopping center under construction in the western Houston suburb of Katy. Cornerstone Development Group is developing the project, which will consist of three multi-tenant buildings and a 6,000-square-foot pad site. Construction of the first building is expected to be complete next fall.
