Marble Falls, Texas — A group of developers doing business as Flatrock Development Partners LLC has announced plans for The Shops at Flatrock Crossing, a $130 million retail center in Marble Falls, about 50 miles northwest of Austin. Developers include Bob Berryhill of Empirita Development (developer of record) and Bobby Johnson of Twenty Two 10 Group. Academy Sports + Outdoors will anchor the 330,000-square-foot center. Dallas — JLL has brokered the sale of Muse Shops at Midtown, a 112,162-square-foot shopping center located in Dallas. Built in 1999 and renovated in 2022, the four-building property was 58 percent leased at the time of sale. Tenants at the center include Starbucks Coffee, Land Design, United Real Estate and Natuzzi Editions. Adam Howells, Erin Lazarus, Megan Babovec and Keenan Ryan of JLL represented the undisclosed seller in the transaction.
Houston — Four new tenants have signed leases at CITYCENTRE, a 47-acre mixed-use property located in Houston. Star Cinema Grill opened at the center last month, in a space formerly occupied by Studio Movie Grill. Additionally, American Threads, Rowan and Southern Tides have signed leases at the property. The concepts will open stores totaling 1,800; 1,000; and 1,500 square feet, respectively. Each of the openings is scheduled for this summer. TriGate Capital is the landlord of the property, which was developed by Midway and is managed by Parkway.
Sunnyvale, Texas — Tom Thumb will open a store in Sunnyvale, marking the “first major grocery store” in the area, according to the Town of Sunnyvale. Scheduled to open in late 2025, the grocer will join Gateway Park, a $124 million development that spans 240,000 square feet and features additional retail and restaurant space, as well as athletic facilities. The Sunnyvale Town Council has approved a $3 million economic incentive for the store’s development.
Austin, Texas — Austin Pickle Ranch will open a new, 50,000-square-foot pickleball facility in Austin, marking the second location in the city for the brand. Scheduled to open in May, the venue will feature 16 indoor pickleball courts, as well as indoor and outdoor lounge areas. Johns Design & Consulting designed the property.
Houston — Australian-based Funlab has opened a new, 12,000-square-foot Holey Moley Mini Golf Club in Houston. In addition to three nine-hole miniature golf courses, the venue features two private karaoke rooms and a full-service bar and restaurant, dubbed The Caddyshack. Funlab’s current portfolio includes two Holey Moley facilities in Denver and Austin. An additional venue is scheduled to open in San Francisco this year.
Houston — Houston-based Partners Real Estate has arranged the sale of three JCPenney-occupied retail properties totaling 302,161 square feet. The stores are located in Newnan, Georgia; Kissimmee, Florida; and Aurora, Colorado. Dimitri Jordan of Partners represented the buyer in the transaction.
Houston and Carrollton, Texas — Restaurant group Shoo Loong Kan has signed two leases in Texas, marking the first locations in the state for the group. Plans include a 6,213-square-foot restaurant at West on West in Houston, as well as a 6,330-square-foot restaurant in Carrollton. NewQuest Properties owns both properties. Michael Pittman II, Michael Burgower and Rachel Granstrom of Cushman & Wakefield represented the tenant in the lease negotiations.
Katy, Texas — Sporting goods retailer Academy Sports + Outdoors has announced plans to open 160 to 180 new stores over the next five years. Half of the new stores are expected to open in markets where the retailer has an existing footprint. The remaining 80 to 90 stores are planned for new and adjacent markets, with a focus on expanding to smaller and mid-sized markets. Arlington, Texas — Trademark Property Co. will redevelop Lincoln Square, a 45-acre shopping center located in Arlington, roughly 14 miles outside Fort Worth. Trademark plans to reposition the property as a mixed-use development and has received approval to rezone the site from the City of Arlington. Construction is scheduled to begin in the second quarter of next year.
