Queens, N.Y. — Cord Meyer Development Co. has signed three new leases at Bay Terrace Shopping Center in the Bayside neighborhood in Queens. Restaurants Avo Taco, Rosa Pizza and Monster Crab will occupy 2,533, 2,770 and 3,988 square feet, respectively. Tom Rettaliata of RIPCO Real Estate brokered the lease with Avo Taco, and Hymie M. Delray Beach and West Palm Beach, Fla. — DalMoros Fresh Pasta To Go, a restaurant specializing in made-from-scratch pastas and tiramisu, will open two new locations in Delray Beach and West Palm Beach comprising 1,436 and 400 square feet, respectively. The West Palm Beach store will offer to-go service, with the Delray Beach store featuring delivery, takeout and some outdoor seating. DalMoros also plans to open a restaurant in downtown Orlando later this year.
Charleston, S.C. — NAI Charleston has brokered the $12 million sale of two retail buildings located at 585 and 587 King St. in Charleston’s Upper King Street district. These buildings, which span 13,700 square feet, were leased to Fuji Sushi Bar and Uptown Social at the time of sale. Thomas Boulware of NAI Charleston represented the undisclosed buyer in the transaction. Tim Weldon of Colony Commercial Real Estate represented the locally based seller, Vanderking Properties.
Weslaco, Texas — Texas Roadhouse will open a 7,926-square-foot restaurant as the anchor tenant at the Shops at N Bridge, a retail center currently under development in Weslaco, near the Mexican border. Garansuay Group broke ground on the development in June 2022. Other tenants will include Freddy’s Frozen Custard & Steakburgers, James Avery, Paris Bakery, Jeremiah’s Italian Ice, Juice US, Benjamin Moore Paints, Cita’s Boutique, Allure Nails & Spa and Stefano’s Brooklyn Pizza. Openings are scheduled to begin this summer.
Owensboro, Ky. — Marcus & Millichap has arranged the sale of a single-tenant 2,584-square-foot property located in Owensboro. Dan Yozwiak and Darpan Patel represented the undisclosed buyer in the $2.5 million transaction. Freddy’s Frozen Custard & Steakburgers occupies the property, which was renovated in 2018, on a net-lease basis and recently committed to a 15-year lease with renewal options. Colby Haugness, Kentucky broker of record, assisted in closing the sale.
Mill Valley, Calif. — Four Corners Property Trust (FCPT) has purchased a portfolio of four retail properties occupied by Buffalo Wild Wings in Illinois for $14.3 million. The properties have roughly nine years remaining on the leases. The sales price represents a cap rate of 7.3 percent. The seller and specific locations of the properties were not provided. Mill Valley, California-based FCPT is a retail and restaurant REIT with a portfolio of 982 properties across 47 states.
Livermore, Calif. — Hanley Investment Group Real Estate Advisors has brokered the sale of a 4,821-square-foot single-tenant property net leased to Chick-fil-A in Livermore, about 45 miles east of San Francisco. Bill Asher and Jeff Lefko represented the seller, Meridian, in the $10.4 million transaction. An undisclosed 1031-exchange buyer acquired the property, which is located in Arroyo Plaza, adjacent to Home Depot and Walmart.
Wheeling, Ill. — Structured Development and Burnt City Brewing have opened a second District Brew Yards location in the Chicago suburb of Wheeling. Occupying the former Ram Restaurant & Brewery, which shuttered in 2019, the 11,668-square-foot space features five breweries: Burnt City Brewing, Around the Bend Beer Co., Casa Humilde Cerveceria, Twisted Hippo Brewing and Histrionic Brewlab. Port St. Lucie, Fla. — PEBB Enterprises and Banyan Development have finalized a lease with Aldi at Shoppes @ the Heart of Tradition, a 71,000-square-foot retail center to be constructed on 15 acres in Port St. Lucie. Occupying 19,231 square feet, the supermarket will anchor the center, which is located within the master-planned Tradition Community.
