Dong Koo Kim and Jong Ok Kim, trustees of the Dong Koo Kim and Jong Ok Kim Family Trust, acquired the property for $22.5 million. The 64,598-square-foot Galleria Pavilion is on an outparcel of Sunset Mall, a 1.1-million-square-foot retail center. Chino, Calif. — SRS Real Estate Partners has arranged the sales of two single-tenant retail buildings that are outparcels to Country Fair Shopping Center, a 168,000-square-foot shopping center located in Chino. Separate California-based private investors acquired the assets from a Southern California-based private investor for a total of $6.2 million. Quick-service-restaurants Wienerschnitzel and Carl’s Jr. occupy the two buildings. Built in 1976, the 1,600-square-foot, Wienerschnitzel-occupied building sold for $2.4 million. San Jacinto, Calif. — Faris Lee Investments has arranged the sale two outparcel retail buildings located in San Jacinto. A northern California-based buyer in a 1031 exchange acquired the properties from an undisclosed seller for $10.5 million. Jeff Conover and Scott DeYoung of Faris Lee Investments represented the seller, while Keegan & Coppin represented the buyer in the deal. The 14,883-square-foot property is home to tenants including GameStop, Great Clips, Wing Stop and T-Mobile.

Houston — EDENS has announced the addition of five new tenants to Uptown Park, a retail center located in Houston. Restaurant Lombardi Cucina Italiana will open a 9,350-square-foot location; Polestar, a Swedish electric car brand, will occupy 3,420 square feet; and GLOSSLAB, a membership-based nail salon, will occupy 972 square feet. Rocambolesc, an ice cream shop, opened at the retail center earlier this year. Fertility and reproductive health clinic kindbody also recently opened its 5,360-square-foot location at Uptown Park.

New York City — Daniel DePasquale of Katz & Associates has leased two retail spaces located in the New York City borough of Queens. Japanese grocery store Teso Life has signed a 6,000-square-foot lease at 42-19 Bell Blvd. in the Bayside neighborhood, and Filipino fast-casual restaurant Jollibee will occupy 3,614 square feet on the ground floor at 91-23 Queens Blvd. DePasquale represented the landlords, Paulipark Associates LLC and Midwood, respectively, in both deals. Both tenants are scheduled to open in 2023.

Farmingdale, N.Y. — Breslin Realty has arranged a long-term lease with fast-casual restaurant Noodles & Company for 2,500 square feet of space at Republic Plaza, a shopping center located in Farmingdale on Long Island. Robert Delavale of Breslin negotiated the deal on behalf of the undisclosed landlord. Other tenants of Republic Plaza include Walmart Supercenter, Chili’s, Houlihan’s, Bank of America, Panera Bread, Chipotle Mexican Grill, Burger Village, The Halal Guys and AAA.

El Warner, Caitlin Zirpolo, Charley Simpson, Jordan Gomez and Alyssa Mera of Colliers’ Orange County-based National Retail Capital Markets team represented the sellers in the transactions.
