Miami — Villa One Tequila will open a 12,294-square-foot Villa One Tequila Gardens restaurant at the Miami Worldcenter in downtown Miami. Scheduled to open in 2025, the venue will feature more than 150 tequila and mezcal options and Mexican cuisine in a rooftop space. Other tenants scheduled to join the $6 billion, 27-acre mixed-use development include Starbucks Coffee, Earls Kitchen + Bar, Sports & Social, Sixty Vines and Bowlero.

Westbury, N.Y. — Two restaurant concepts have signed leases totaling 3,161 square feet at Samanea New York, a 750,000-square-foot retail development located in Westbury on Long Island. Artisan bakery Tous les Jours and Taiwanese tea concept YiFang Taiwan Fruit Tea will occupy 2,611 and 550 square feet, respectively. Construction is currently underway on both spaces. Fredericksburg, Va. — Tropical Smoothie Cafe has signed a 1,500-square-foot, seven-year lease in Fredericksburg, roughly 50 miles outside Washington, D.C. The new store will be situated within Harrison Crossing Shopping Center, which is anchored by Giant Food, The Home Depot and Petco. Divaris Real Estate represented the landlord in the lease negotiations. Tropical Smoothie Cafe currently operates 1,150 restaurants throughout the U.S.
Imperial Beach, Calif. — Hanley Investment Group Real Estate Advisors has brokered the $5.7 million sale of a single-tenant property located in Imperial Beach, roughly 15 miles outside San Diego. Raising Cane’s Chicken Fingers occupies the building, which is situated on a 0.7-acre pad site. Bill Asher and Jeff Lefko of Hanley represented the developer and seller, an entity doing business as Palm Avenue 111 Partners LLC, in the 1031, all-cash transaction. Scott Ketchum, a Newport Beach-based broker, represented the buyer, a family trust.
Kansas and Missouri — Arkansas-based fast-casual brand Slim Chickens has signed a franchise deal for the development of 14 restaurants in Kansas and Missouri. Jeff McCoy of AP Restaurant Group, an established Slim Chickens franchisee with stores in Oklahoma and Kansas City, will own and operate the restaurants. Slim Chickens’ current footprint includes more than 250 locations in the U.S. and the U.K., with more than 1,200 restaurants in development.
Philadelphia — Dave’s Hot Chicken will open three restaurants at Federal Realty Investment Trust properties throughout metro Philadelphia. Scheduled to open this month, the first store will occupy 2,995 square feet at Northeast Shopping Center in Philadelphia. Dave’s will also open restaurants at Ellisburg Shopping Center and Willow Grove Shopping Center in the spring and fall of this year, leasing 3,086 and 2,825 square feet at the properties, respectively. Ellisburg Shopping Center is located in Cherry Hill, New Jersey, and Willow Grove Shopping Center is located in Willow Grove, Pennsylvania.
Toronto and Syracuse, N.Y. — Toronto-based Restaurant Brands International Inc. (RBI) has agreed to acquire Syracuse-based Carrols Restaurant Group Inc. for $1 billion. RBI (NYSE: QSR) owns the Burger King, Popeyes, Firehouse Subs and Tim Hortons brands. Carrols (NASDAQ: TAST) is the largest Burger King franchisee in the United States, operating 1,022 locations in 23 states. Burger King says the transaction is part of its “Reclaim the Flame” plan to accelerate sales growth and drive franchisee profitability. San Diego — NOVO Brazil Brewing Co. has opened an 11,500-square-foot restaurant and sports bar within Mission Valley, a 1.1 million-square-foot open-air shopping center located in San Diego. Situated within a space formerly occupied by Tilted Kilt, the concept features an 8,000-square-foot dining room, 3,500-square-foot outdoor patio, a 40-seat bar and extensive LED video walls for viewing sporting events. Other tenants at Mission Valley include Target, Nordstrom Rack, Macy’s Home, Michael’s, Bloomingdale’s Outlet, 24-Hour Fitness, Yard House, Outback, Buffalo Wild Wings and AMC.
Millington, Tenn. — Quantum Real Estate Advisors has brokered the $2.3 million sale of a new single-tenant property in Millington. Whataburger will occupy the building on a ground-lease basis. The property is currently under construction. Zack Hilgendorf and Nick Hilgendorf of Quantum represented the seller, a Southeast-based developer, in the transaction.
