Sugar Land, Texas — CBRE has arranged the sale of First Colony Commons, a 379,829-square-foot retail center located in Sugar Land. Seafood City anchors the property, which was 97 percent leased at the time of sale. Mark Witcher, Chris Cozby, Jim Batjer, Harrison Tye and Jolie Duhon of CBRE represented the seller, TriGate Capital, in the transaction. Ryan Watson of CBRE secured acquisition financing on behalf of the buyer, Dhanani Private Equity Group.

Dallas — JLL Capital Markets has arranged the sale of Skillman Live Oak, a 74,653-square-foot shopping center located in the Lakewood neighborhood of Dallas. Asana Partners acquired the property from BGO for an undisclosed price. The center was 77 percent leased at the time of sale. Erin Lazarus, Adam Howells, Megan Babovec and Ben Pollack of JLL represented the seller in the transaction.

Irving, Texas — The Woodmont Co. has negotiated the sale of Story Crossing, a 6,038-square-foot retail property located in Irving. Russel Wehsener of The Woodmont Co. represented the seller in the transaction, in collaboration with Jeff Lefko of Hanley Investment Group. Compass represented the buyer. Tenants at the property, which is situated on 0.7 acres, include Starbucks Coffee, T-Mobile and CBD Kratom.

Shenandoah, Texas — BRKTHROUGH will open a new, 20,000-square-foot experiential entertainment venue in Shenandoah, roughly 30 miles north of Houston. Located within the Metropark Square mixed-use development, the facility will feature 40 challenge rooms with competition-focused games. The concept also includes a curated food and drink menu offered in a dedicated BRK ROOM space. Sam Moon Group manages the Metropark Square development.

Cedar Hill, Texas — Kids Empire will open a 10,527-square-foot indoor playground in Cedar Hill, a suburb of Dallas. The venue will be situated within Hillside Village, a 615,000-square-foot, open-air power center anchored by Dick’s Sporting Goods, Barnes & Noble, Old Navy and H&M. Gretchen Miller, Emilie Paulson and Bryn Carden of Weitzman represented the landlord, PREP Property Group, in the lease negotiations. Robin Barrow and Eddie Liebman of Weitzman, with Austin Diemer and Shelby Pedroza of E & R Property Group, represented Kids Empire.

Newport Beach, Calif. — California-based pizza chain Mountain Mike’s has signed three multi-unit franchise agreements in Texas. The agreements include plans for five restaurants in Austin, three restaurants in metro Houston and three restaurants in the Dallas-Fort Worth Metro. Franchisees Rajeev Dewan, Ajay and Karina Gorde and Tim Fogarty will own and operate the units in Austin, metro Houston and the Dallas-Fort Worth area, respectively. Mountain Mike’s current portfolio includes four existing restaurants in the Dallas-Fort Worth metro and one in Greater Houston.

Richmond, Texas — NewQuest Properties has broken ground on a 19,000-square-foot, multi-tenant retail building in Richmond, a southwestern suburb of Houston. The building will be part of Phase III of The Grand at Aliana, a 65-acre retail project currently underway by the developer. The new building is 75 percent preleased to tenants including Milano Nails, America’s Best, Five Guys, Dunkin’, Firehouse Subs and Buffalo Wild Wings Go. Openings are scheduled to begin next summer. Smalls Sliders

Fort Worth, Texas — Cheeseburger slider chain Smalls Sliders has signed a new, six-unit franchise deal in the Fort Worth metro. Franchisee Brett Stewart will own and operate the restaurants, which are dubbed “Cans.” The first of the new units is scheduled to open in 2025. Locations will include Fort Worth, White Settlement, Weatherford, Granbury, Cleburne and Stephenville. Smalls Sliders was founded in 2019 and now has a portfolio of more than 300 restaurants currently open or under development.

San Antonio, Texas — Ziff Real Estate Partners (ZRP) has sold Castle Hills Market, a 97,682-square-foot retail center located in San Antonio. A Dallas-based private buyer acquired the property for an undisclosed price. John Indelli, Whitney Snell, Chris Gerard and Ryan West of JLL brokered the transaction. ZRP purchased the center in 2020 and has implemented physical enhancements and tenancy upgrades at the property.

Baylor Worman and Grayson Duyck of Matthews represented the buyer, a private investor, in the transaction. Michael Austry and Jared Aubrey of CBRE represented the seller.
