Irvine, Calif. — Hanley sells two Walgreens in California and Arizona.
Irvine, Calif. — Hanley Investment Group Real Estate Advisors has negotiated the sale of two single-tenant Walgreens properties for $13 million.
The first property is located at 8030 Imperial Hwy. in Downey, Calif. The store is 12,255 square feet and was built in 2011. The buyer was a private investor based in Palm Desert, Calif., and was represented by Jeremy McChesney of Hanley Investment Group. The seller was Seal Beach, Calif.-based Downey 1 Partners LLC, and was represented by Art Flores of CBRE. The property sold for $8 million.
In Tucson, Ariz., a Walgreens location at 1880 E. Irvington Ave., sold for $5.1 million.
The 14,490-square-foot location was built in 2002 and sits on 1.7 acres. William B. Asher and Jeremy McChesney of Hanley Wood represented the buyer, Orange County, Calif.-based 31781 Mission Trail Road LLC, in the transaction. The seller, Tucson Drugstore LLC, based in Louisville, Colo., represented itself.
