Yardley, Pa. — JLL Capital Markets has arranged the $39 million sale of Prickett Preserve, a 56,252-square-foot shopping center located in Yardley, roughly 30 miles northeast of Philadelphia. Prickett Preserve holds the highest price per square foot for any shopping center deal ever sold in the Philadelphia MSA, according to JLL.
Completed between 2023 and 2024, the property serves as the retail centerpiece of the broader Prickett Preserve mixed-use development.
The center was 99 percent leased at the time of sale to tenants including CVS Pharmacy, Chase Bank, Chipotle Mexican Grill, Firebirds Wood Fired Grill and Wonder, as well as a mix of additional food-and-beverage, medical, beauty and telecommunications businesses. A 90,427-square-foot Wegmans grocery store shadow anchors the property.
Jim Galbally, JP Colussi, Patrick Higgins and Brendan White of JLL represented the sellers, DeLuca Homes and Envision Land Use, in the transaction. L&B Realty Advisors LLP was the buyer.
