New Fairfield, Conn. — CBRE has brokered the $6.2 million sale of Heritage Plaza, a 26,403-square-foot retail center located in New Fairfield. Tenants at the property, which was fully leased at the time of sale, include First Step Pre-School and New Fairfield Animal Hospital. Karly Iacono, Dean Rosenzweig and Christopher Betting of CBRE represented the seller in the transaction. Mark Krantz and Derrick Dougherty of Marcus & Millichap represented the buyer, an entity doing business as Heritage Acquisitions LLC. Chicken Salad Chick Plans Eight Restaurants in Metro Washington, D.C.

Falls Church, Va. — Chicken salad restaurant concept Chicken Salad Chick has opened a new restaurant in Falls Church, a suburb of Washington, D.C. The first of eight units planned in the Northern Virginia suburbs of D.C., this marks the brand’s first entry into the market. Franchisee Devon Chamberlin will own and operate the units, with the next restaurant to be opened in Fairfax.

State of Play Signs 10,700-Square-Foot Lease in New York City

New York City — State of Play Hospitality, an entertainment retail operator, has signed a lease at 31 Union Square West in New York City, with plans to open a Flight Club venue. Spanning 10,700 square feet on the ground floor and basement of the property, the facility will offer darts-focused games with food-and-beverage options. Scheduled to open in 2025, this marks the ninth North America location for the brand. Blue Water Grill restaurant previously occupied the space.

Cosm to Open Entertainment Venue at $5 Billion Centennial Yards Development in Atlanta

Atlanta — Immersive technology, media and entertainment company Cosm has announced plans to open an entertainment venue at Centennial Yards, a $5 billion mixed-use development currently underway in downtown Atlanta.  Situated within the project’s Sports and Entertainment District, the venue will comprise 70,000 square feet across three levels. Architecture firm Gensler is designing the facility.  Dubbed Shared Reality, the venue will feature Cosm’s proprietary technology, including a 12K+ LED dome spanning 87 feet in diameter. SRS Brokers $3.5 Million Sale of Single-Tenant Property in Central Florida

Ocala, Fla. — SRS Real Estate Partners has brokered the $3.5 million sale of a newly delivered single-tenant property located in Ocala, a city in Central Florida. Chipotle Mexican Grill occupies the building, which totals 2,490 square feet, on a 15-year, triple-net lease. The property is situated on a one-acre lot near an Aldi, Walmart Supercenter, Lowe’s Home Improvement and Ross Dress for Less. Patrick Nutt and William Wamble of SRS represented the undisclosed seller in the transaction. A Spain-based buyer acquired the property.

Plans for the development, which is located three miles from the Bozeman Yellowstone International Airport, also include a proposed 53,000-square-foot Amazon distribution center.

Markets anchors the property, which recently underwent extensive renovations. Jimmy Slusher, James Tyrell and Preston Fetrow of CBRE represented the seller, ROIC, in the transaction. A California-based private investor acquired the property. Phil Lyons and Chad Iafrate of Cushman & Wakefield represented the buyer.

Situated within the Grandscape mixed-use development, TOCA Social Dallas will feature soccer-based immersive entertainment, as well as food-and-beverage options. The venue is scheduled to open next summer, and TOCA plans to expand with additional TOCA Social venues in other U.S. cities.

Denton, Texas — Hillwood, a Perot company, has unveiled plans for Landmark by Hillwood, a 3,200-acre mixed-use project in the northern Dallas suburb of Denton. The project team includes Hillwood subsidiaries Hillwood Communities and Hillwood Properties. The plans call for 900 acres of commercial space comprising 5 million square feet of retail, hospitality and entertainment space, approximately 6,000 single-family homes and more than 3,000 multifamily units.
