Miami — The Miami-Dade County Commission has granted final approval for Little River District, a $3 billion mixed-use development in Miami’s Little River and Little Haiti neighborhoods. SG Holdings, a joint venture between Swerdlow Group, SJM Partners and Alben Duffie, is the developer. Grants Pass, Ore. — A little over a month after unveiling its 1,000th retail location, drive-thru coffee chain Dutch Bros Inc. is expanding its operations with goals to reach 2,029 shops by 2029. Originating in 1992 as a pushcart by the railroad tracks in downtown Grants Pass, Dutch Bros opened its first franchise in 2000. Sanford, Fla. — Atlanta-based The Ardent Co. (Ardent) has acquired Seminole Towne Center Mall, a 1.1-million-square-foot regional mall located in Sanford, with plans to develop the property into a mixed-use development. According to several local media outlets, Ardent purchased the center from Hollywood, Florida-based 4th Dimension Properties for roughly $17.5 million. New York City — Immersive arts and entertainment company Meow Wolf will open a 75,000-square-foot entertainment venue in Lower Manhattan. The space will span multiple stories within Pier 17, an entertainment destination in the Seaport District. Philadelphia — Federal Realty Investment Trust has broken ground on the next phase of redevelopment at Andorra Shopping Center located in northwest Philadelphia. Construction of the property, which began in February 2025, will include a 50,000-square-foot GIANT grocery store and the repositioning of 30,000 square feet of retail space. Cypress, Texas — Fort Worth-based Trademark Property Co. plans to develop a mixed-use retail and restaurant district in the Dunham Pointe Development, a 1,300-acre master-planned community in the Houston suburb of Cypress.
