Houston — Shipley Do-Nuts has signed a franchise agreement with Hole Lotta Dough LLC to open 15 new units in Michigan. The agreement will bring Shipley Donuts to Oakland, Macomb and Wayne counties across the Metro Detroit area, with the first location targeted to open late in the first quarter of 2027. The agreement also establishes plans to open three additional shops per year for the next four years, resulting in 15 new stores over a five-year development period. Fresno and Clovis, Calif. — HKS Real Estate Advisors has arranged $7.8 million in construction financing for two ground-up retail developments in Fresno and Clovis. Alex Dobosh and Andrew Pilchick of HKS secured the loans through North American Savings Bank on behalf of the borrower, Bottom Line Group. A $4.3 million loan will fund the first project, which will be a 4,771-square-foot 7-Eleven convenience store and gas station located in Fresno. Scottsdale, Ariz. — Cold Stone Creamery plans to open between eight and 12 new locations in Michigan over the next four years, building on its existing footprint of 27 stores in the state. A new Cold Stone Creamery location is underway in Plymouth, a suburb of Detroit, and is projected to open this fall. North Las Vegas, Nev. — Agora Realty has completed the construction of Hylo Park South, a 90,750-square-foot retail center located in North Las Vegas. The property will serve as the central gathering place for Hylo Park, a 73-acre master-planned community currently under development. The 11-acre center is 95 percent leased to tenants including Ross Dress for Less, Starbucks Coffee, Chipotle Mexican Grill, In-N-Out Burger, PDS Health, AT&T, The UPS Store, Chase Bank, Allstate, Sourdough & Co. and Tesla. Cardenas Markets anchors the property, which will open in early 2027.

Westlake, Fla. — Minto Communities USA has sold a 24-acre parcel at Town Center West in Westlake, a master-planned community in South Florida’s Palm Beach County. The buyer, Walmart, plans to develop a 188,779-square-foot Walmart Supercenter at the site, including a separate convenience store and gas station. The sales price was not released. The new Walmart Supercenter will sit adjacent to a future Lowe’s Home Improvement store, which will also double as a regional headquarters for the North Carolina-based retailer. Oak Harbor, Wash. — SimonCRE has acquired Island Plaza, a 92,112-square-foot shopping center located in Oak Harbor on Whidbey Island, with plans for a redevelopment. SimonCRE has already signed a 23,666-square-foot lease with a national soft goods retailer for the center’s largest available space. Additional small-shop space, which ranges in size from 875 square feet to 2,400 square feet, remains available for lease. Island Plaza comprises two multi-tenant buildings and a .50-acre pad site. Current tenants include Haggen, Jersey Mike’s Subs and Maurices, among others.

Midlothian, Va. — KeyPoint Partners (KPP) has been selected to provide management services for Midlothian Depot, a newly constructed, 87,363-square-foot mixed-use center located in Midlothian, approximately 14 miles west of Richmond. Confirmed tenants at the property include J.Crew, Dave’s Hot Chicken, Warby Parker, Paris Baguette and Lovesac, along with Whole Foods Market. The first retail tenants and anchor are projected to begin opening in the fall, with the overall project rollout continuing into 2027. Atlanta-based SJC Ventures purchased the 13-acre site in January 2025 for $16 million.
