Houston — PAGEWOOD has purchased a 14,000-square-foot office and retail building at 1440 Brittmoore Road in West Houston, with plans for a redevelopment. The local owner-operator plans to occupy 6,000 square feet within the building for its new headquarters and will lease the remaining space to food-and-beverage and fitness concepts. The project, which will be known as The Outpost at Brittmoore, is expected to be completed in the fourth quarter.

Lehi, Utah — CenterCal Properties, in partnership with Perry Commercial, has broken ground on The Collective at Morning Vista, a 134,000-square-foot retail development located in Lehi’s Silicon Slopes district, roughly 25 miles south of Salt Lake City. Whole Foods Market will anchor the property. Additional confirmed tenants include Bamboo Sushi, VIO Med Spa and Petfolk Veterinary & Urgent Care. The Collective at Morning Vista will also feature a central community park and outdoor gathering space, as well as outdoor patios and activation areas.

Liberty Hill, Texas — Provident Realty Advisors has signed Walmart to anchor Santa Rita Ranch Center, a $100 million, 400,000-square-foot planned commercial development in Liberty Hill, roughly 35 miles northwest of Austin. Situated within the master-planned community of Santa Rita Ranch, Walmart will occupy 175,995 square feet and is expected to open in 2027. Additional tenants have not been announced. Santa Rita Ranch comprises more than 5,000 homes, with a projected 10,000 total homes at full buildout.

The new 24,113-square-foot grocery store will occupy the former Piggly Wiggly site, which served the community for more than 50 years before closing in 2025. Buffalo Grove, Ill. — Associated Bank has provided a $22.6 million loan for the redevelopment of a former grocery store located at 1160 W. Lake Cook Road in Buffalo Grove, roughly 30 miles northwest of downtown Chicago. The acquisition also included an outparcel. Dubbed Chase Plaza, the project will convert the 66,083-square-foot vacant space into a two-tenant, grocery-anchored retail building occupied by Sprouts Farmers Market and Club Studio. Daniel Barrins of Associated Bank arranged the loan on behalf of the borrower and developer, Shorewood Development Group.
