Nashville, Tenn. — Southwest Value Partners and AEG, joint venture partners and co-developers of the 18-acre Nashville Yards mixed-use development in Nashville, have signed Iconix Fitness to a 40,000-square-foot retail lease. Michael Townsend of Townsend & Associates advised Iconix Fitness in the lease transaction. Scheduled to open in summer 2025, Iconix will occupy the entire second floor of a 420,000-square-foot building, which will also house an EVO Entertainment venue. Maryland — Slim Chickens has signed a deal with Phoenix Foods LLC to open eight new locations in the Maryland counties of Anne Arundel, Baltimore, Carroll and Harford. Brad Hoag, franchisee and owner of Phoenix Foods, will operate the locations, which will join another 1,100 restaurants currently in development for the brand. Hoag, who is based in Baltimore, is a former developer and operator of 10 Qdoba Mexican Grill locations and currently operates 10 Burger King restaurants.

Buc-ees_New-Kent-Va

New Kent, Va. —Buc-ee’s has purchased 27.7 acres off I-64 in the Richmond suburb of New Kent with plans to develop the brand’s first location in Virginia. Upon completion, the Buc-ee’s Super Center will comprise 75,000 square feet of retail space, 120 fueling stations, electric vehicle chargers and more than 650 parking spaces. Construction on the project is scheduled for completion within the next 24 months. Nathan Shor of S.L. Nusbaum Realty Co. represented both the seller and Buc-ee’s in the land acquisition.

Chattanooga, Tenn. — Four new tenants will join Hamilton Place in Chattanooga. Crunch Fitness will open a 35,000-square-foot location at the property, and restaurants Texas Roadhouse, Taco Mamacita and Community Pie have also signed leases. Construction on the Crunch Fitness space is scheduled to begin in August, with the opening planned for later this year. Work is currently underway on Community Pie and Taco Mamacita, which will open in July and next year, respectively. Texas Roadhouse is also scheduled to open next year, with construction anticipated to begin later this month. …

Chicago — A joint venture between Hubbard Street Group and College Park Athletic Clubs has announced plans to open a 41,000-square-foot pickleball-themed sports and entertainment center in Chicago. Dubbed Pickle Haüs, the concept will occupy a former retail store and feature 12 indoor pickleball courts, three golf simulators, an outdoor patio and a bar, entertainment and event space. Washington, D.C. — Tishman Speyer has secured a $150 million construction loan to fund the mixed-use redevelopment of Mazza Gallerie, a three-story shopping mall in Washington, D.C.’s Friendship Heights neighborhood. RBC Capital Markets provided the financing. Upon completion, the property will feature 320 rental apartments and 90,000 square feet of retail space, including 20,000 square feet of new ground-level retail space. Tishman Speyer will maintain the mall’s 70,000-square-foot retail concourse, which will be anchored by T.J. Maxx. Bellevue, Wash. — T&T Supermarkets has announced plans to open a 76,000 square foot store in Bellevue, roughly 10 miles east of Seattle. Scheduled to open next summer at the Marketplace at Factoria, the store will mark the first U.S. location for the brand. John Booth of Kidder Mathews represented T&T in the leasing negotiations.

Greenville, S.C. — RocaPoint Partners has signed Perch Kitchen & Tap to open a restaurant and brewery at Greenville County Square, a $1 billion mixed-use development in Greenville. Perch Kitchen & Tap is the first committed food-and-beverage tenant and will join Whole Foods Market in the development’s first phase. Palmetto Brewing Co. is partnering with Perch to operate the restaurant’s brewery portion. The new restaurant and brewery will feature 7,200 square feet of indoor dining and kitchen space and a 2,100-square-foot outdoor patio.

Charlotte, N.C. — Northpond Partners has purchased Chadbourn Mill, an adaptive reuse project underway at a 1930s-era textile mill in Charlotte. Northpond purchased the property from Federal Capital Partners (FCP) for $12.5 million, with plans to develop retail and restaurant space.
