Duluth, Ga. — Korean street food concept Jaws TPK has signed a 1,900-square-foot lease at Mall Corners, a 304,260-square-foot shopping center located in Duluth, roughly 30 miles outside Atlanta. Scheduled to open in the third quarter of this year, the restaurant will mark the first East Coast location for the brand. Daniel Yi of Ackerman Retail arranged the lease on behalf of Jaws TPK and is representing franchisor Boxete Group in finding additional locations in metro Atlanta.

Long Beach, Calif. — Two restaurants have opened at 2nd & PCH, a shopping center located in Long Beach. Jinya Ramen Bar and dan modern chinese are the newest tenants at the property, which recently saw the addition of Fire Wings, Forno Banci and Shop Small Bizz Little’s. Beachwood Brewing, A PCH and Lulu Avenue are also scheduled to open locations at the center later this year.
Langhorne, Pa. — Fast-casual restaurant honeygrow has signed a lease at Lincoln Plaza shopping center in Langhorne, roughly 25 miles northeast of Philadelphia. Comprising 2,500 square feet, the space will mark the 37th location for the brand. Other tenants at Lincoln Plaza include HomeSense, Ulta Beauty, T.J. Maxx, Nordstrom Rack, Michaels, Smoothie King and DSW. Michael Gorman and Scott Benson of Metro Commercial represented the tenant in the lease negotiations. Paramount Realty is the landlord.
Miami — Club Studio, a fitness retail concept and part of Fitness International LLC, has signed a 38,400-square-foot lease at Grove Central, a mixed-use development underway in Miami’s Coconut Grove neighborhood. A joint venture between Miami-based developers Terra and Grass River Property is developing Grove Central, which is expected to open in 2024. In addition to a residential tower and parking garage, the development will feature approximately 170,000 square feet of neighborhood-oriented retail space. Other retailers committed at the project include Target, Sprouts Farmers Market, Total Wine and Five Below.
New York City — Salon suite company Salons by JC has signed a 25-year lease at One Boerum Place, a 250,000-square-foot mixed-use development located in the Brooklyn borough of New York City. The tenant will occupy 13,316 square feet within the property’s 21,365-square-foot retail space. Michael K. Davis of Compass represented Salons by JC in the lease negotiations. Jeremy Ezra, Peter Whiteneck and Tyler King of Newmark Knight Frank represented the landlord, Avery Hall.
Houston, Katy and League City, Texas — Gordon Food Service will open six new stores in metro Houston, the first Texas locations for the brand. Gordon Food Service Stores provide food products, including packaged and fresh goods, to restaurant owners and other foodservice professionals. Each store will comprise between 25,000 and 30,000 square feet. Four stores will open in Houston, Katy and League City Mar. 14, with an additional two stores opening in Houston at a later date.
Ulta, At Home Sign Leases Totaling 95,000 Square Feet at Everett Mall Redevelopment in Metro Seattle
Everett, Wash. — Ulta Beauty and At Home Stores have signed leases totaling 95,000 square feet at Everett Mall, a property currently undergoing redevelopment in Everett, roughly 30 miles north of Seattle. Both retailers will open spaces within a building that formerly housed Sears. Existing tenant Ulta will occupy 10,000 square feet, with At Home leasing 85,000 square feet. Washington, D.C. — MRP Realty will open Bryant Street Market Food Hall in Washington D.C.’s Edgewood neighborhood. The current tenant lineup includes Alegria Bar, Blowfish Poke, Grassfed Griddle, Taqueria Habanero, Tiger Sugar and Bold Dumpling. Beginning Mar. 17, the market — which is located in residential building The Chase — will be open from 8 a.m. to 9 p.m., remaining open until 10 p.m. on Fridays and Saturdays. Paramus, N.J. — Kingsmen Xperience, a subsidiary of Kingsmen Creatives Ltd., and Good Vibrations will open two branded location-based entertainment (LBE) attractions totaling 56,000 square feet at Westfield Garden State Plaza in Paramus, roughly 25 miles northwest of New York City. Both attractions, Nerf Action Xperience and Planet Playskool, will open later this year and feature immersive activities, retail stores and food and beverage areas. New York City — A&G Real Estate Partners will auction over 250 Tuesday Morning Corp. leases as part of the first round of store closures in the retailer’s Chapter 11 reorganization. Ranging in size from 6,000 to 28,000 square feet, the spaces being auctioned are situated in freestanding sites and retail centers.
