Built in 2008 and anchored by grocer H-E-B, Shadow Creek Ranch was 98 percent leased at the time of sale. Other tenants include Academy Sports + Outdoors, Ashley HomeStore, Burlington, Dynamic Fitness, Hobby Lobby, Men’s Wearhouse, Pure Barre, Salata, Taco Cabana, Longhorn Steakhouse and Subway. At the time of sale, the center was fully leased to a tenant roster that includes FedEx-Kinkos, Allegiance Staffing and Mint Mobile. Eric Deuillet and Jake Burns of Structure Commercial represented the undisclosed seller in the transaction. Houston — Partners Capital has purchased Bay Pointe Shopping Center, a 98,522-square-foot shopping center in southeast Houston. Matt Berry, Robbie Kilcrease and Drew Reinking of CBRE represented the undisclosed seller in the transaction. Veritex Bank provided acquisition financing. The property was fully leased at the time of the sale. The new ownership plans to expand the property by 30,000 square feet.

Denton, Texas — Steeplechase Ventures LLC has acquired Presidio Plaza, a 166,225-square-foot shopping center located in Denton. The property, which was 91 percent leased at the time of sale, was originally constructed as a regional outlet mall known as Stonehill Center. Adam Howells, Ryan Shore and Matthew Barge of JLL represented the seller, LAD Ventures LLC, which purchased the asset in 2016 and subsequently expanded it, in the transaction.

Houston — RealSource Group has negotiated the sale of a 37,030-square-foot single-tenant retail property in West Houston that is net leased to LA Fitness. Austin Blodgett of RealSource Group, in conjunction with ParaSell Inc., represented the seller, a Houston-based private developer, in the transaction. Roger Oser of Newmark represented the California-based buyer. Both parties requested anonymity. The deal traded at a cap rate of 6.12 percent.

Coppell, Texas — Disney Investment Group (DIG) has arranged the sale of Valley Ranch Centre, a 111,211-square-foot retail property in Coppell, located in the northern-central part of the metroplex. Anchored by Club 4 Fitness and Dollar Tree, Valley Ranch Centre was built on 11.6 acres in 1989 and was roughly 75 percent leased at the time of sale. David Disney and Adam Crockett of DIG exclusively represented the undisclosed seller and procured the out-of-state buyer in the transaction.

Dallas and McKinney, Texas — Baceline Group has acquired two shopping centers totaling 78,311 square feet in the Dallas area. The properties include the 53,948-square-foot Preston Lloyd Shopping Center, located at 19009 Preston Road in Dallas; and the 24,363-square-foot Orchid Centre, located at 4150 Eldorado Parkway in the northern Dallas suburb of McKinney. Baceline Group acquired the assets as part of a portfolio that included a 26,442-square-foot center in Montgomery, Ohio. The seller was not disclosed.

Plano, Texas — JAH Realty has purchased Preston Parkway Center, a 62,394-square-foot shopping center in Plano. At the time of sale, the property was 79 percent leased to tenants such as Red Hot & Blue, Einstein Bros. Bagels, Dogtopia, Honey Baked Ham, Ben & Jerry’s. Toronto-based Great Gulf sold the asset for an undisclosed price. Dallas-based John Freese & Associates brokered the deal.
