Denton, Texas — Health club chain Fitness Connection has signed a 55,606-square-foot lease at Golden Triangle Mall, a 765,000-square-foot shopping and dining destination in Denton. GTM Development Ltd. has redeveloped the mall, which now houses anchors such as Macy’s, JC Penney, Dillard’s, Barnes & Noble and H&M. Steve Greenwood and Byron Howard of Weitzman represented building ownership in the lease negotiations. Susan Ridley and Sherman Hinkebein with The Retail Connection represented Fitness Connection, which will backfill a space currently occupied by Designer Shoe Warehouse, whose lease expires in September.

Cypress, Texas — Cinemark Holdings will open an eight-screen CUT! by Cinemark movie theater in Cypress, a northwestern suburb of Houston. The theater will feature wall-to-wall screens, enhanced sound systems, a full-service food menu and bar and an outdoor patio with a fireplace and games. Washington Prime Group will develop the theater, with construction scheduled to begin in November and the opening slated for July 2020.

According to LoopNet Inc., the property was built on 4.4 acres in 1979. Calvin Wong and Daniel Eng of Sperry Commercial represented the buyer and the seller, both of which requested anonymity, in the transaction.
Austin, Texas — MIMCO, an El Paso-based retail investment firm, has acquired Four Corners Shopping Center, a 32,000-square-foot retail center located at the intersection of South Congress Street and William Cannon Drive in Austin. Tenants include Austin Regional Clinic, Popeye’s Louisiana Kitchen and Schlotzsky’s Deli. The seller was not disclosed. With this transaction, MIMCO’s Central Texas portfolio now spans more than 2 million square feet of shopping center space.
Waco, Texas — Houston-based NewQuest Properties has broken ground on Cottonwood Creek Market, a 143-acre entertainment retail project in Waco. Located at the intersection of Interstate 35 and Loop 340, the development will span 285,000 square feet. A 14-screen Cinemark theater will anchor the project, and NewQuest is in talks to add a bowling and family dining concept, as well as a national retailer in golf entertainment. The opening is scheduled for spring 2020.
Dallas — The Dallas Cowboys, in partnership with global fitness center developer Mark Mastrov, will open a 20,000-square-foot Cowboys Fit gymnasium at the AT&T Discovery District in downtown Dallas. Anchored by El Rancho Supermarket, the property was 84 percent leased at the time of sale. David Disney and Adam Crockett of Disney Investment Group represented the seller, an entity controlled by HSM Equities, and procured the undisclosed buyer.
