Coos Bay, Ore. — AlpHubbard LLC has acquired a restaurant building located in Coos Bay for $1.9 million. Burger King occupies the 2,824-square-foot freestanding drive-thru property, which was constructed in 1992. Todd VanDomelen and Mike Brown of Norris & Steven Inc. represented the buyer, and Clayton Brown of Marcus & Millichap represented the seller, Ternik LLC.

Houston and Carrollton, Texas — Restaurant group Shoo Loong Kan has signed two leases in Texas, marking the first locations in the state for the group. Plans include a 6,213-square-foot restaurant at West on West in Houston, as well as a 6,330-square-foot restaurant in Carrollton. NewQuest Properties owns both properties. Michael Pittman II, Michael Burgower and Rachel Granstrom of Cushman & Wakefield represented the tenant in the lease negotiations.

Fayetteville, Ark. — Fast-casual brand Slim Chickens has signed a franchise deal for the development of 25 new restaurants in Virginia. Mid-Atlantic Restaurant Group (MARG) will own and operate the units. MARG’s existing franchise portfolio in the state includes Subway, Tropical Smoothie, Dunkin’ Donuts and Fuzzy’s Taco Shop restaurants. The first new Slim Chickens is scheduled to open this year.

Houston — Fast-casual concept Salad and Go has signed four new leases in Texas. The brand will open restaurants at a 44,431-square-foot property in Magnolia and a 30,000-square-foot property in Cypress. Danny Miller of Gulf Coast Commercial Group represented the landlord in both negotiations. Salad and Go has also signed leases in The Woodlands and Bryan. Jacob Weersing of Capital Retail represented the landlord of the Woodlands property in the transaction. Jason Baker, Traci Holman, Lunden McGill and John Frazier of Baker Katz represented Salad and Go in the lease negotiations.

Atlanta — Two restaurants will open at Uptown Atlanta, a 47-acre mixed-use development in Atlanta. J’ouvert Caribbean Kitchen and El Gordo are both scheduled to open this week, marking the first food-and-beverage openings at the property. Concepts Bene Korean, White Windmill and Madre Selva have also signed leases at the development. Rubenstein Partners is the developer and landlord.

IHOP-Lancaster-Palmdale-CA

Lancaster and Palmdale, Calif. — A private investor has acquired two retail properties in southern California for a total $6.8 million. IHOP occupies both properties, which are located in Lancaster and Palmdale, on a net-lease basis. Deal terms include a new 23-year lease that commenced at the close of escrow, 1.5 percent annual increases and a 30-unit guarantee. Andre Thompson and Peter Deltondo of Marcus & Millichap represented the seller, a private investor, and secured the buyer in the transaction.

Los Angeles — FAT (Fresh. Authentic. Tasty.) Brands Inc., the Los Angeles-based parent company of 17 restaurant concepts, has signed a new development deal to open 20 new Johnny Rockets restaurants across Texas over the next 10 years. The new locations will open in partnership with Brame Holdings LLC, a San Antonio-based private investment company with a portfolio of franchised restaurants and automotive stores. The first of the restaurants is scheduled to open this year.

Smalls-Sliders

Atlanta — Atlanta-based cheeseburger concept Smalls Sliders has signed a franchise deal for five new units in Kansas. Family-operated franchise team Jim, Teresa and Colton Sorlie will own and operate the restaurants. Locations in the state will include Wichita, Manhattan and Salina. The first of the units, referred to as “Cans,” is scheduled to open in early 2025.

Fayetteville, Ark. — Fast-casual brand Slim Chickens has signed a franchise deal for three new restaurants in Texas. Joel Garza of TX-SC Ventures LLC will own and operate the units, which will be located in Brazos and Polk County. Garza previously signed a multi-unit franchise deal with the Fayetteville, Arkansas-based brand in 2020, opening stores in the greater Houston area. The locations of the new restaurants will include College Station and Livingston. Slim Chickens’ current portfolio includes more than 255 stores throughout the U.S., with more than 1,200 in development.

Lewisville, Texas — Eight new food-and-beverage concepts have signed leases at The Realm at Castle Hills, a 324-acre mixed-use development currently underway in Lewisville in the Dallas-Fort Worth metro. Upon completion, the project will feature 1.5 million square feet of retail, office and restaurant space, in addition to multifamily units, a boutique hotel and an outdoor entertainment district. The new tenants include a dual Marble Slab Creamery/Great American Cookies shop, which will occupy 1,600 square feet, as well as Voodoo Brewing Co., which will occupy 4,346 square feet.
