North Miami, Fla. — Reserve Padel has announced plans to open a 100,000-square-foot fitness club in North Miami. Upon completion, the venue will feature four indoor and six outdoor padel courts; two pickleball courts; a health and wellness center; Pura Vida restaurant; steam room; and cold plunge pool. Situated within SoLé Mia, a 184-acre master-planned community, the club will mark the first permanent location for the brand.

Houston — Six tenants have signed leases at West on West, a 90,000-square-foot mixed-use development currently underway in Houston. Tsujita Artisan Noodle will open a 2,814-square-foot restaurant at the property, and Paris Baguette will occupy 3,150 square feet. Korean dessert concept SomiSomi and boba chain The Alley have also leased 1,637 and 2,436 square feet, respectively. Additionally, Lady M will open a 2,793-square-foot bakery next spring, and Kaiten-sushi Ginza Onodera will open within a 3,976-square-foot space at the development in spring 2025. Inglewood, Calif. — Cinépolis Luxury Cinemas will open a 55,137-square-foot theater at Hollywood Park, a mixed-use development currently underway in Inglewood. Scheduled to open this month and dubbed Cinépolis Luxury Cinemas Inglewood IMAX, the space will feature 12 screens and 1,236 seats.

Fort Worth, Texas — The Woodmont Co. has broken ground on Berkshire Corner, a retail center that will total 12,002 square feet in Fort Worth. Upon completion, tenants at the property will include Jersey Mike’s Subs, Blue Mound Nail Spa, Blue Mount Liquor, Mynt Barbershop and ProSmiles Dental. Jake McCoy and Jack Mock negotiated the leases on behalf of Woodmont on an in-house basis. A construction timeline was not disclosed.

New York City — SAGA Hospitality Group will open a 7,000-square-foot restaurant at 360 Park Avenue, a 450,000-square-foot office property in New York City. BXP, which acquired the building in December 2021, is the landlord. Upon opening, the concept will offer coffee and pastries throughout the day and seafood dishes at night.

New York City — Eastern Union has secured a $62.3 million loan for the construction of a mixed-use development in the Brooklyn borough of New York City. Upon completion, the property will total 105,000 square feet, including a 33,000-square-foot Lidl. The project will also feature an additional 12,000 square feet of retail space, 57 residential units, 12,000 square feet of office space and a 9,000-square-foot community facility. El Segundo, Calif. — Oath Pizza will open a 799-square-foot restaurant within The Works shopping center in El Segundo. Scheduled to open Aug. 5, the location will mark the first in the state for the brand, which was founded in 2015. The El Segundo restaurant is the first of three locations to be developed in California by franchise group Brothers Empire. Brothers, comprised of partners Mandeep Singh, Kulwant Jafal and Garish Talwar, is also considering storefronts in Orange County and Carlsbad.

Delray Beach, Fla. — PEBB Enterprises and Banyan Development have started construction on Atlantic II, a 10-acre mixed-use project located in Delray Beach. Upon completion, which is scheduled for mid-2024, the development will feature a 10,000-square-foot, multi-tenant retail building, 100,000 square feet of self-storage space and a car wash outparcel. The outparcel is currently under contract for sale, and Paradise Grills has signed a lease to occupy 6,000 square feet in the retail building. Liberty Investment Properties, which develops self-storage properties, is partnering with the joint venture on the development.

Willow Grove, Pa. — The second phase of construction for Tilted 10, an entertainment complex totaling 103,000 square feet, has been completed at Willow Grove Park Mall, a PREIT property located in Willow Grove. Tilted 10, a Nickles and Dimes Inc. concept, features bowling, games, golf courses, a shooting gallery, bumper car rink and laser tag arena. A full-service taco bar is also currently underway at the location.

Treasure-Island-Plaza

Treasure Island, Fla. — Marcus & Millichap has arranged the $5.9 million sale of Treasure Island Plaza, a 20,000-square-foot retail strip center located in Treasure Island in metro Tampa Bay. Built in 1981, the property was leased to 11 tenants at the time of sale. The buyer, an investment firm based in Miami, plans to redevelop the one-acre parcel into a mixed-use building with 40 residences atop 10,000 square feet of retail space. Evan Cannan and Reid Thedford of Marcus & Millichap’s Tampa office brokered the transaction.
