Geneva, Ill. — Mid-America Real Estate Corp. has brokered the sale of Randall Square, a 226,029-square-foot shopping center located in Geneva, a western suburb of Chicago. Tenants at the property include Marshalls, Michaels, Ulta Beauty, Old Navy, PetSmart and Men’s Wearhouse. Joe Girardi, Rick Drogosz and Ben Wineman of Mid-America represented the seller, IRC Retail Centers/DRA Advisors, in the transaction. Viking Partners was the buyer. Pine Tree managed the property on behalf of the seller.

Christopher Munley, Jim Galbally, Chris Angelone, Colin Behr, James Graf, Zach Nitsche, Patrick Higgins and Blaise Fletcher of JLL represented the seller, DRA and KPR. First National Realty Partners acquired the center for an undisclosed price.

Situated within Terra Vista Town Center, the 21,918-square-foot property was fully leased at the time of sale. Tenants at the building, which have all signed triple-net leases, include a jeweler, escape room and indoor playground. West Valley City, Utah — X Development and Midloch Investment Partners have acquired Highbury at Lake Park, a 119,366-square-foot retail center in West Valley City, a suburb of Salt Lake City. An undisclosed seller sold the property for $30 million. Tenants at the center include Target, Bank of America, Xfinity, Freddy’s Frozen Custard & Steakburgers, Marshalls and Café Rio. Kip Paul of Cushman & Wakefield brokered the transaction, and America First Credit Union provided acquisition financing. Rock Hill, S.C. — Marcus & Millichap has brokered the $6.3 million sale of a single-tenant property located in Rock Hill. Walgreens occupies the 14,550-square-foot building on a triple-net-lease basis. Andrew Margulies, Harrison Creason and John Berger of Marcus & Millichap secured the buyer, and Dean Giannakopoulos of Marcus & Millichap Capital Corp. arranged acquisition financing. Ontario, Calif. — SRS Real Estate Partners has brokered the $4.6 million sale of a freestanding restaurant property located in Ontario. Culichi Lounge Inc. acquired the 5,535-square-foot building, which is occupied by Culichi Town, from an undisclosed local developer. Matthew Mousavi and Patrick Luther of SRS represented the seller in the deal. Terrison Quinn and Zach Leffers of SRS arranged the lease with Culichi Town on behalf of the seller.

Tenants at the center, which was fully leased at the time of sale, include Petco, Hobby Lobby, Ulta Beauty, Sprouts Farmer’s Market, Sleep Number and Blaze Pizza. An entity doing business as Decatur Palm Plaza LLC acquired the property for an undisclosed price. Lucescu Realty represented the buyer, and Brixton Capital was represented on an internal basis.

Chicago — NewMark Merrill Cos. has acquired two retail centers totaling 178,042 square feet in Chicago in separate transactions. The first property, Pulaski Promenade, comprises 122,710 square feet situated on 10.5 acres. Tenants at the center, which was fully leased at the time of sale, include Marshalls, Shoe Carnival, Michaels, Ross Dress for Less, PetSmart, Ulta Beauty and Carter’s.
