Milford, Conn. — CBRE has negotiated the $11 million sale of Milford Plaza, a 180,315-square-foot shopping center located in the southern coastal city of Milford. Anchored by G-Mart, the property was 65 percent leased at the time of sale to tenants including Planet Fitness, Dollar Tree and Hartford Healthcare. Jeffrey Dunne, David Gavin, Steve Bardsley, Jeremy Neuer and Travis Langer of CBRE represented the owner, The Hampshire Cos., in the transaction. The team also procured the buyer, Northpath Investments.

Wallingford, Conn. — JLL has negotiated the $20.2 million sale of a 160,000-square-foot retail center located in the New Haven suburb of Wallingford. Lowe’s Home Improvement anchors the center, which was fully leased at the time of sale. Nat Heald and Chris Angelone of JLL represented the seller, Davenport Cos., in the transaction. The buyer was not disclosed.

Fairfield, Conn. — Axiom Capital Corp. has arranged an $11 million CMBS loan for the redevelopment of a retail property in Fairfield. Kohl’s formerly occupied the asset, which is being converted into a multi-tenant property that will house retailers including Aldi and Floor & Décor. The nonrecourse, fixed-rate loan was structured with a 10-year term and 10 years of interest-only payments. The borrower was an undisclosed private developer.

Chipotle Plaza

Norwich, Conn. — Horvath & Tremblay has arranged the $4.5 million sale of Chipotle Plaza, a 6,466-square-foot retail center in Norwich, located in the southern coastal part of the state. Tenants include Chipotle Mexican Grill, Supercuts, T-Mobile and You Break I Fix. Bob Horvath, Todd Tremblay and Matt Nadler of Horvath & Tremblay represented the buyer and seller, both of which requested anonymity, in the transaction.

Old Saybrook, Conn. — New England Retail Properties has brokered the $6.7 million sale of The Shoppes at Old Saybrook. The 94,175-square-foot regional shopping center sits on 8.5 acres and is located in the southern coastal part of the state. Tenants include Ocean State Job Lot, Town Fair Tire, Dollar Tree, O’Reilly Auto Parts and Midas Muffler. Matt Halprin of New England Retail Properties represented the seller, Basser Kaufman Saybrook LLC, in the transaction. Halprin also procured the buyer, OSJL of Old Saybrook LLC.

West Haven, Conn. — O,R&L Commercial LLC has brokered the sale of Savin Rock Plaza, a 62,722-square-foot retail center in West Haven. The sales price was $3 million. Phil Marshall of O,R&L represented the buyer, DeLaurentis Management Corp., which plans to implement a capital improvement program, in the transaction. The seller was not disclosed.

Meriden, Conn. — DealPoint Merrill has acquired Centennial Plaza, a 158,000-square-foot retail power center in Meriden, located in the southern-central part of the state. The seller was not disclosed. Joe French and Kodi Traver of Marcus & Millichap brokered the deal in conjunction with David Frank of DealPoint Merrill. The new ownership plans to upgrade the 11-acre property with a $5.2 million renovation.

Fairfield, Conn. — Atlanta-based home improvement retailer Floor & Décor will open its 100,000-square-foot warehouse store and design center in Fairfield, located in the southern-coastal part of the state, on Monday, June 21. About 50 full- and part-time associates will work at the store, which is located at 300 Tunxis Hill Road. Danbury and Fairfield, Conn. — Floor & Décor will open its first two stores in Connecticut during the first half of 2021 when the home improvement retailer rolls out a 74,000-square-foot store in Danbury and an 80,000-square-foot store in Fairfield.
