Fairfield, Conn. — TA Realty has acquired King’s Crossing, an 82,000-square-foot shopping center located in the southern Connecticut city of Fairfield, for $58 million. Built in 2011, King’s Crossing was 97 percent leased at the time of sale to tenants such as Whole Foods Market, CVS/pharmacy, Petco, Five Guys, Sleep Number and Chipotle Mexican Grill. Jose Cruz, Kevin O’Hearn, Danny Finkle, Michael Oliver, Steve Simonelli, Andrew Scandalios and Grace Braverman of JLL represented the undisclosed institutional seller in the transaction.

Waterbury, Ct. — Newmark has completed the sale of Brass Mill Commons, a grocery-anchored power center located in Waterbury, about 23 miles from New Haven. Geoffrey Millerd of Newmark represented the seller and procured the buyer. Justin Smith and Chris Peterson of Atlantic Capital Partners represented the undisclosed seller in the transaction. Located at 228 South Main St., Sand Hill Plaza is anchored by a 61,450-square-foot Stop & Shop grocery store, which has been a tenant at the center since it opened in 1990. Milford, Conn. — Colliers has brokered the sale of Liberty Rock Shopping Center, a 175,000-square-foot shopping center in Milford, located in the southern central part of the state. Tenants at Liberty Rock Shopping Center include Ocean State Job Lot, Dollar Tree, Walgreens and Taco Bell. John Cafasso and Ian Hunt of Colliers represented the seller and procured the buyer, a locally based development and investment firm, in the transaction. Both parties requested anonymity.

Shelton, Conn. — Urstadt Biddle Properties Inc. has acquired Shelton Square, a 186,000-square-foot shopping center in Shelton, about 10 miles from New Haven, for $33.6 million. Shop & Stop anchors the property with a 67,000-square-foot store and an additional 70,000-square-foot space that formerly housed a Bradlees department store. Other tenants at the center, which was 96.5 percent leased at the time of sale, include People’s United Bank, St. Vincent’s/Hartford Health, Burger King and Sport Clips. The seller was not disclosed.

Milford, Conn. — CBRE has negotiated the $11 million sale of Milford Plaza, a 180,315-square-foot shopping center located in the southern coastal city of Milford. Anchored by G-Mart, the property was 65 percent leased at the time of sale to tenants including Planet Fitness, Dollar Tree and Hartford Healthcare. Jeffrey Dunne, David Gavin, Steve Bardsley, Jeremy Neuer and Travis Langer of CBRE represented the owner, The Hampshire Cos., in the transaction. Lowe’s Home Improvement anchors the center, which was fully leased at the time of sale. Nat Heald and Chris Angelone of JLL represented the seller, Davenport Cos., in the transaction. Fairfield, Conn. — Axiom Capital Corp. has arranged an $11 million CMBS loan for the redevelopment of a retail property in Fairfield. Kohl’s formerly occupied the asset, which is being converted into a multi-tenant property that will house retailers including Aldi and Floor & Décor. The nonrecourse, fixed-rate loan was structured with a 10-year term and 10 years of interest-only payments. The borrower was an undisclosed private developer.
