Las Vegas — 3D Investments has purchased Tivoli Village, an open-air, mixed-use property located at 400 S. Rampart Blvd. in Las Vegas. Property and Building Corp. and IDB Group USA sold the center for $216 million. Built in 2009 and 2016, Tivoli Village features 669,406 square feet of Class A office, retail and restaurant space across 28 acres. Additionally, the property includes an 8.3-acre development parcel entitled for more than 300 residential units. Las Vegas — Brixton Capital has completed the sale of Rainbow Plaza, a 259,980-square-foot shopping center in Las Vegas. An undisclosed buyer acquired the asset for $63.7 million. Rob Ippolito of Newmark represented the seller in the deal. At the time of sale, the dual grocery-anchored center was 94 percent occupied by tenants including Albertsons, Ross Dress for Less, The Home Depot, Sprouts Farmers Market, Goodwill, EOS Fitness and Chase Bank.

Henderson, Nev. and Salt Lake City — Colliers International has arranged two separate land parcel sales totaling $6.6 million in Henderson and Salt Lake City. In the first deal, EOE Volunteer LLC sold an 0.84-acre land parcel at 3495 Volunteer Blvd. in Henderson. AutoZone Development LLC acquired the property for $1.2 million. Las Vegas — IYK Realty has purchased a retail property in Las Vegas for $26.2 million. Situated within Sahara Pavilion South at 2520-2650 S. Decatur Blvd., the property features 158,394 square feet of retail space. Current tenants include Chase, Chipotle Mexican Grill, Einstein Bros. Bagels and Starbucks Coffee. Additionally, the new, 48,000-square-foot anchor tenant will be a supermarket. Al Twainy and Jennifer Lehr of Colliers represented the buyer in the deal. The name of the seller was not released.

New York City and Las Vegas — VICI Properties Inc. (NYSE: VICI), MGM Growth Properties LLC (NYSE: MGP) and MGM Resorts International (NYSE: MGM) have entered into a definitive agreement under which VICI will acquire MGP for a total consideration of $17.2 billion, including the assumption of approximately $5.7 billion of debt. Las Vegas — Agora Realty has acquired Bonanza Eastern Plaza, a 71,008-square-foot retail center located at 550-580 N. Eastern Ave. in Las Vegas. Mariana’s Supermarket anchors the center, which is fully occupied by tenants including dd’s Discounts, Jack in the Box, Sushiro and Boca Dental. Jeff Berg and Mica Berg of Logic represented Agora Realty in the acquisition of the property for $16.1 million. The seller was undisclosed. Renovations are planned under the new ownership, which will include a façade renovation and remodeled parking lot.

Nashville, Tenn. and Reno, Nev. — Ron Reese of NorthMarq has secured financing for two retail properties in Tennessee and Nevada through Genworth Financial. The first property, Nashville West Outparcels, consists of seven parcels with 14 buildings totaling 77,275 square feet. The property was refinanced for $21.5 million. Nashville West Outparcels is 93 percent leased to tenants including McDonalds, Firestone, Starbucks Coffee, Chipotle Mexican Grill, Outback Steakhouse and GameStop. Las Vegas — An affiliate of Black Lion Investment Group has completed the disposition of Cheyenne Plaza, located at the intersection of Cheyenne Avenue and Jones Boulevard in Las Vegas. The $6.5 million sale of the remaining 18,615 square feet of retail space was the culmination of Black Lion’s renovation and full lease-up of the property. The name of the buyer was not released. Current tenants include Cricket Wireless, Dotty’s sports bar, Aria Nails, La Michoacana Plus ice cream, 7 Plus Agua and Toro Taxes.

Huntridge Theater

Las Vegas — Dapper Cos. has purchased the historic Huntridge Theater in Las Vegas for $4 million. The company plans to renovate the theater, which is on the National Register of Historic Places. The theater originally opened in 1944 and shuttered after nearly 60 years of operation on July 31, 2004. The property was originally operated by the Commonwealth Theater Company of Las Vegas and in 1951, was taken over by the Huntridge Theater Company of Las Vegas, partially owned by actresses Loretta Young and Irene Dunne.

Reno, Nev. — Parkview Financial has provided a $100 million loan to Reno City Center, an affiliate of Las Vegas-based CAI Investments. The funds will be used for the renovation and redevelopment of Harrah’s Reno Hotel and Casino into Reno City Center, a mixed-use project.
