Collierville, Tenn. — RealSource Group has arranged the sale-leaseback of a 34,000-square-foot single-tenant retail property located in Collierville, roughly 30 miles southeast of Memphis. LA Fitness occupies the property, which was built in 2019. Ted Slaughter and Jonathan Schiffer of RealSource, in association with Scott Reid of ParaSell Inc., represented the seller, Fitness International, in the transaction. A private investor acquired the property for an undisclosed price. LA Fitness will continue to occupy the building on a 15-year net lease.

Tenants at the property, which was originally built in 1983 and renovated in 2023, include Family Dollar and Dollar Tree. Zach Taylor and Eric Abbott of Marcus & Millichap represented the seller, a local developer, in the transaction. A Nashville, Tennessee-based 1031 investor acquired the property for an undisclosed price.

Lowell, Ind. — Tractor Supply Co. has opened its 500th Garden Center in Lowell, Indiana. The company began adding Garden Centers to new and existing stores in 2020, with the first opening in Rome, Georgia. Averaging 3,000 to 4,000 square feet, the centers offer additional sales space with a focus on live goods, including fruit trees, herbs, vegetables and season items. Founded more than 85 years ago, Tractor Supply Co.’s portfolio comprises 2,233 stores in 49 states.
Lebanon, Tenn. — A joint venture between PEBB Enterprises and The Sembler Co. has sold a property located within Westview Plaza in Lebanon for $5.6 million. Tenants at the 22,000-square-foot portion of the retail center include China Wok, Mysa Nails & Spa, T-Mobile and Petco. Berkeley Capital Advisors represented the joint venture in the sale. Compass Real Estate represented the buyers, Westview Investment and AMB Investment.
