Kenosha, Wis. — Institutional Property Advisors (IPA) has brokered the sale of Southport Plaza and Indian Trail Plaza in Kenosha for $43.5 million. A Florida-based private buyer purchased the two adjacent shopping centers, which total 407,367 square feet. Anchored by Kohl’s, Fresh Thyme and Hobby Lobby, the centers were 92 percent occupied at the time of sale. Craig Fuller, Scott Wiles, Erin Patton and Jared Shapiro of IPA represented the seller, a Chicago-based private equity firm. Wauwatosa, Wis. — JLL Capital Markets has arranged the sale of a 69,749-square-foot shopping center anchored by Pick ’n Save in Wauwatosa near Milwaukee for $19 million. The fully leased property was built in phases in 2008 and 2012. Tenants at the center include Mattress Firm, Firehouse Subs and Bubon Orthodontics. Clinton Mitchell, Amy Sands, Michael Nieder and Jaime Fink of JLL represented the seller, a partnership between Newport Capital Partners and Artemis. JRW Realty represented the buyer, ExchangeRight.

Monroe, Wis. — Marcus & Millichap has arranged the sale of a 61,136-square-foot property occupied by Pick ’n Save in Monroe, about 40 miles south of Madison. The net-leased asset sold for $9.6 million. Pick ’n Save recently signed a 10-year lease extension, expiring at the end of 2030. Watertown, Wis. — The Boulder Group has arranged the $3.3 million sale of a single-tenant property net leased to Piggly Wiggly at 1330 Memorial Drive in Watertown. The 27,000-square-foot building is situated less than 2.5 miles from downtown Watertown and 50 miles from Milwaukee and Madison. The Piggly Wiggly lease expires on Dec. 31, 2029, and features three 5-year renewal options. The sales price represents a cap rate of 5.5 percent. Located at 2305 N. Prospect Ave., the 53,875-square-foot store is part of the commercial space at Prospect Medical Commons. Adam Connor of Colliers represented the seller, a Seattle-based private investor. California-based ExchangeRight Real Estate LLC purchased the asset as part of a 1031 exchange.

Brookfield, Wis. — Marcus & Millichap has arranged the $6.5 million sale of a Pick ’n Save-anchored retail center in Brookfield, a suburb of Milwaukee. The 70,235-square-foot property, located at 17295 W. Capitol Drive, was fully leased at the time of sale. Other tenants include Club Pilates, Domino’s, CBD Store, Choice Dry Cleaning and Sola Salons. Jeff Rowlett of Marcus & Millichap marketed the property on behalf of the seller, a developer. The Rowlett Group procured the buyer, a California-based limited liability company.

Milwaukee — Outlook Management Group LLC’s president Ray Balfanz has partnered with Hunger Task Force of Milwaukee and other local small businesses to donate food to Milwaukee residents in need. Balfanz created the CollectionConnection to raise money for meals. The six-week fundraiser will end Dec. 31. As of Dec. 11, $2,225 had been raised, which means meals plus one holiday meal for 20 families for one week have been donated through the program. Menomonee Falls, Wis. and San Francisco — Sephora will debut at least 850 “Sephora at Kohl’s” locations within Kohl’s stores by 2023, the San Francisco-based cosmetic company announced. The locations will span 2,500 square feet and will typically be situated near the front of each Kohl’s. Sephora at Kohl’s shops will replace Kohl’s current in-store beauty assortment. Exterior signage at locations that feature the in-store shops will display both Kohl’s and Sephora branding.
