San Diego — Fruit juice concept Sip Fresh has entered a three-unit franchise agreement with operator Kevin Tam for locations in metro San Diego. The deal includes the acquisition of an existing store located in the Westfield UTC Mall and plans for two additional locations in the area. Tam’s previous experience includes concepts Wetzel’s Pretzels and Sweetgreen, as well as other quick service restaurant brands and food trucks. Sip Fresh plans to sign 35 new franchise agreements by the end of the year.

200 Peachtree St

Atlanta — Hospitality group 200 Peachtree is underway on the development of two restaurants located at 200 Peachtree Street in downtown Atlanta. SKOL Brewing Co., a craft brewery, will comprise 5,000 square feet and is expected to open later this year. Food, beverage and entertainment hall Valhalla Social is scheduled to open in spring or summer 2024 and will total 15,000 square feet, with seating for roughly 300 people. CNNA Architects is the architect for both projects.

Avon, Ind. — SRS Real Estate Partners has arranged the $2.6 million ground lease sale of a 7,000-square-foot restaurant property in Avon, about 13 miles west of Indianapolis. Bubba’s 33 occupies the newly constructed property on a 15-year triple-net lease that is corporate guaranteed by parent company Texas Roadhouse Inc. Founded in 2013, Bubba’s 33 is an expanding sister brand of Texas Roadhouse. Morgan Merrill and Sarah Shanks of SRS represented the seller, Texas Roadhouse Inc. A California-based private investor was the buyer.

Walnut, Calif. — Progressive Real Estate Partners has arranged a 2,366-square-foot, 10-year lease with The Habit Burger Grill in Walnut. Paul Su of Progressive represented the landlord in lease negotiations. The tenant plans to execute a significant renovation of the building, which is situated across from Mt. San Antonio College and features a drive-thru.

Slim-Chickens

Maryland — Slim Chickens has signed a deal with Phoenix Foods LLC to open eight new locations in the Maryland counties of Anne Arundel, Baltimore, Carroll and Harford. Brad Hoag, franchisee and owner of Phoenix Foods, will operate the locations, which will join another 1,100 restaurants currently in development for the brand. Hoag, who is based in Baltimore, is a former developer and operator of 10 Qdoba Mexican Grill locations and currently operates 10 Burger King restaurants.

Chattanooga, Tenn. — Four new tenants will join Hamilton Place in Chattanooga. Crunch Fitness will open a 35,000-square-foot location at the property, and restaurants Texas Roadhouse, Taco Mamacita and Community Pie have also signed leases. Construction on the Crunch Fitness space is scheduled to begin in August, with the opening planned for later this year. Work is currently underway on Community Pie and Taco Mamacita, which will open in July and next year, respectively. Texas Roadhouse is also scheduled to open next year, with construction anticipated to begin later this month. …

New York City — Patis Bakery will open two food-and-beverage concepts totaling 5,110 square feet at 203 Jay Street, a 72,000-square-foot mixed-use development in Brooklyn. Beginning this fall, Patis will operate a full-service restaurant as well as a separate café and bakery in the eight-story building. AmTrust RE is the landlord at the property.

  “Retailers are doing well, but growth is challenging as there isn’t much space to be had,” says Greg Eisenman, managing director of retail tenant services at Franklin Street. Eden Prairie, Minn. — Three new restaurant concepts will open at Eden Prairie Center, a 1.4 million-square-foot retail center located in the southwest Minneapolis suburb of Eden Prairie. Gyu Mai Japanese BBQ and Ichiddo Ramen will open within a dual-concept space comprising 7,996 square feet, with both concepts scheduled to open in December of this year. Starting in July, Where’s The Flour?, a gluten-free fast-casual restaurant, will lease 808 square feet within the development’s food court.
