West Allis, Wis. — Colliers has brokered the $4.3 million sale of a 14,079-square-foot retail center in West Allis, about 6 miles from Milwaukee. The recently built property sits at the corner of South 108th Street and West Oklahoma Avenue. Some of the tenants at the fully leased center include HuHot, Tropical Smoothie Café, Elements Massage and AT&T. Adam Connor, Josh Minkin and Heather Dorfler of Colliers represented the seller, a Milwaukee-based private developer, in the transaction. The private buyer is also based in Wisconsin.

Starbucks Coffee and Applebee’s anchor the property, which is located at 320 State Highway 13. Zack Hilgendorf of Quantum represented the seller, a Midwest-based investor. A California-based buyer purchased the property.

The asset is located at 2429 S. Green Bay Road near High Ridge Shopping Center. Rob Goldberg and Ben Snyder of Matthews represented the seller, a national private investor. The 18,733-square-foot retail property is located at 2831 Parmenter St. and was 92 percent leased at the time of sale to tenants such as Hurts Donut Co. and Jet’s Pizza. Austin Weisenbeck, Sean Sharko and Marc Sitzer of Marcus & Millichap represented the seller, a limited liability company. The buyer was undisclosed.

Milwaukee — Stan Johnson Co. has arranged the $2.4 million sale of a 3,500-square-foot retail property net leased to Sherwin-Williams in Milwaukee. The building is located at 1216 S. 1st St. and was constructed in 2018. Blaise Bennett of Stan Johnson represented the seller, a Wisconsin-based developer. A Texas-based private equity group was the buyer. The sales price represents a cap rate of 5.1 percent, a new record for a Sherwin-Williams property in the Midwest, according to Stan Johnson.

Menasha, Wis. — Matthews Real Estate Investment Services has brokered the $5.1 million sale of a two-tenant retail property in Menasha, just south of Appleton. Located at 1151 E. Midway Road, the property is home to Piggly Wiggly and Dollar Tree. Edward DeSimone, Josh Bishop and Maxx Bauman of Matthews brokered the 1031 tax-deferred exchange transaction. The undisclosed buyer exchanged out of a four-property Dollar General portfolio.

A Florida-based private buyer purchased the two adjacent shopping centers, which total 407,367 square feet. Anchored by Kohl’s, Fresh Thyme and Hobby Lobby, the centers were 92 percent occupied at the time of sale.
