Bel Air, Md. — SJC Ventures has acquired the former Macy’s store at the Harford Mall site in Bel Air, roughly 30 miles northeast of Baltimore, with plans for a redevelopment. The Atlanta-based development firm will begin clearing land and preparing infrastructure at the site in early July. Dubbed Derby Place, the mixed-use project will span 94,600 square feet and will include a 35,000-square-foot grocer, complemented by 48,000 square feet of luxury boutiques, restaurants, shops and amenities. Indianapolis — Colliers has negotiated the sale of Avalon Crossing Shopping Center, an 82,847-square-foot neighborhood retail center in Indianapolis. Alex Davenport, Rachel Patten and Alex Cantu of Colliers, along with Seth Biggerstaff of Veritas Realty, represented the seller, Landmark Properties. The buyer was Ziff Real Estate Partners. Tenants at the property include Starbucks, Dollar Tree, Jimmy John’s, George’s Neighborhood Grill and Anytime Fitness. The three-building center was 92.6 percent leased to 18 tenants at the time of sale.

Phoenix — Marcus & Millichap has arranged the $4.4 million purchase of a single tenant retail property located at 2975 W. Dove Valley Road in Phoenix. Chipotle occupies the 2,458-square-foot restaurant building, which was built in 2025. Mark Ruble, Chris Lind and Zack House of Marcus & Millichap represented the buyer, an Arizona-based limited liability company, in the off-market transaction.

Jack Beida, Michael Muller and Mike Orlik of Eastern Union secured a seven-year, fixed-rate loan through an undisclosed lender on behalf of the buyer, an entity doing business as Lima Tov LLC.
