Hilton Head, S.C. — TJX brand Homesense has signed a 29,000-square-foot lease to anchor Sea Turtle Marketplace in Hilton Head. Scheduled to open in spring 2024, the store will be the first for the brand in South Carolina. Other tenants at the newly redeveloped retail center, which totals 100,000 square feet, include Starbucks Coffee, West Marine, PetSmart, Golf Galaxy, Gusto Ristorante, Tai Chi Massage Spa, Island Nail Spa, Blaze Beauty Studio, Jersey Mike’s, Orange Theory Fitness and Parker’s Kitchen. San Rafael, Calif. — JLL Capital Markets has negotiated the $3.3 million sale of a single-tenant building located in San Rafael, roughly 20 miles outside San Francisco. El Pollo Loco, a fast-casual restaurant chain, occupies the 2,626-square-foot building on a triple-net-lease basis, with 13 years remaining on the lease. Eric Kathrein and Warren McClean of JLL brokered the transaction. El Pollo Loco occupies the building in San Rafael, California.

Spring Hill, Fla. — A joint venture between the Sembler Co. and Forge Capital Partners has completed a $13.3 million redevelopment of Hernando West Plaza, a retail center located in Spring Hill. The partnership, dubbed Forge Real Estate Partners IV, acquired the property in 2020 before commencing the 11-month redevelopment project. Construction included the demolition of an existing 46,000-square-foot grocery store and 9,800 square feet of inline shop space, originally built in 1980. Alex Perez and Chris Garavaglia of Marcus & Millichap represented the seller, a limited liability company, in the transaction. Danville, Calif. — JLL has arranged three leases totaling 53,000 square feet at Blackhawk Plaza, a 250,000-square-foot retail center located in Danville, roughly 30 miles outside San Francisco. Combat Sports Academy, Apple Cinemas and OsteoStrong will occupy 26,000; 26,200; and 1,530 square feet, respectively. The new tenants are scheduled to open at the property in 2024.
