Berkeley Heights, N.J. — The Connell Co. will open a 25,000-square-foot fitness facility at The Park, the locally based developer’s 185-acre mixed-use redevelopment in the Northern New Jersey community of Berkeley Heights. The facility will be known as FIELDHOUSE and will offer fitness regimens such as Pilates, yoga and boxing. Members will also have access to a game room, a meditation room, nap and recovery rooms, a health bar and personal trainers and in-house nutritionists. The opening is scheduled for March.

Philadelphia — Dave’s Hot Chicken will open three restaurants at Federal Realty Investment Trust properties throughout metro Philadelphia. Scheduled to open this month, the first store will occupy 2,995 square feet at Northeast Shopping Center in Philadelphia. Dave’s will also open restaurants at Ellisburg Shopping Center and Willow Grove Shopping Center in the spring and fall of this year, leasing 3,086 and 2,825 square feet at the properties, respectively. Ellisburg Shopping Center is located in Cherry Hill, New Jersey, and Willow Grove Shopping Center is located in Willow Grove, Pennsylvania.
Center Valley, Penn. — J.Crew Factory has signed a 5,094-square-foot lease at The Promenade Shops at Saucon Valley, an open-air shopping center located in Center Valley. Scheduled to open this spring, the store will be situated between Francesca’s and Barnes & Noble. Other tenants at the property include Club Champion, Handmade Mystic, FD Market and Turning Point.
Pittsburgh — The Fresh Market will open a 32,131-square-foot store in Pittsburgh’s East Liberty neighborhood. The building was originally constructed in 2002 for Whole Foods Market, which vacated the space in 2022 for a larger store on nearby Penn Avenue. Herky Pollock of CBRE represented the undisclosed landlord in the lease negotiations. Brian Kerr of Hanna Langholz Wilson Ellis represented the tenant. The store will be Fresh Market’s first in Pittsburgh.
San Diego — NOVO Brazil Brewing Co. has opened an 11,500-square-foot restaurant and sports bar within Mission Valley, a 1.1 million-square-foot open-air shopping center located in San Diego. Situated within a space formerly occupied by Tilted Kilt, the concept features an 8,000-square-foot dining room, 3,500-square-foot outdoor patio, a 40-seat bar and extensive LED video walls for viewing sporting events. Other tenants at Mission Valley include Target, Nordstrom Rack, Macy’s Home, Michael’s, Bloomingdale’s Outlet, 24-Hour Fitness, Yard House, Outback, Buffalo Wild Wings and AMC.
Frederick, Md. — X-Golf America will open a 13,414-square-foot entertainment venue in Frederick, marking the company’s largest location to date. Situated within the 200,000-square-foot Westview Promenade, the store is scheduled to open this month. In addition to eight indoor golf simulators, the venue will feature full-service sports bar and restaurant. Ashley Zito and Danielle Bridge represented the landlord, Hill Management Services, in the lease transaction on an internal basis. Dallas — Cheeseburger concept Smalls Sliders has signed an agreement with hospitality group Om Texas to open five restaurants, dubbed “Cans,” in metro Dallas. This marks the second multi-unit franchise deal in the city for the brand. Potential locations include Mesquite, Garland, Rockwall, Greenville, Murphy, Rowlett and Richardson, with the first store scheduled to open in the fourth quarter of 2024. Smalls Sliders opened its first Can in 2019 and currently has more than 160 restaurants open or under development.
West Chester, Ohio — Bass Pro Shops will open a 125,000-square-foot Outdoor World store in West Chester, roughly 25 miles outside Cincinnati. The retailer will transition to the new location from its existing Bass Pro Shops store in Cincinnati and Cabela’s store in West Chester. Scheduled to open Feb. 21, the store will offer an extended range of outdoor gear.
Albuquerque, N.M. — Houlihan-Parnes has arranged a 43,900-square-foot lease at Ladera Shopping Center, a retail center located in Albuquerque. Built in 1986, the property totals 128,712 square feet. ARC Thrift Stores will now occupy the anchor space, a former grocery store, at the center. Ed Graf and Ted Sannella of Houlihan-Parnes arranged the lease and secured a $2.8 million loan for the tenant improvement buildout on behalf of the landlord, an entity doing business as Ladera Partners LLC. Marietta, Ga. — Six new tenants have signed leases at Avenue West Cobb, a shopping center located in Marietta, roughly 20 miles outside Atlanta. StretchLab and Walk-On’s Sports Bistreaux now occupy 1,156 and 6,890 square feet, respectively. The Peach Cobbler Factory and Vera Whole Health are scheduled to open early this year, in 1,400- and 5,500-square-foot spaces, respectively. Additionally, Warby Parker will open a 2,300-square-foot store at the property this spring. J.Crew Factory is also scheduled to open this spring and will occupy 5,390 square feet.
