West-Ridge-Mall

Topeka, Kan. — Advisors Excel is underway on the mixed-use redevelopment of West Ridge Mall, a 992,000-square-foot enclosed mall located in Topeka. Upon completion, the property will house the new company headquarters for Advisors Excel, as well as coworking spaces and retail uses including theaters, fitness concepts, spas, breweries and cafes. Macy’s and Sears previously anchored the mall, which was originally opened in 1988. The retailers closed at the location in 2012 and 2018, respectively. Lenexa, Kan. —  Block & Co. Inc. Realtors has completed the lease-up of a former Stein Mart anchor space at Orchard Corners, a shopping center located in Lenexa near Kansas City. Petco will occupy the remaining 18,500-square-foot endcap space, joining Sierra in backfilling the 37,000-square-foot space formerly occupied by Stein Mart. David Block of Block & Co. represented ownership in the lease negotiations. Anchor tenants at Orchard Corners include Nordstrom Rack, T.J. Maxx, HomeGoods and Michaels.

Bloomfield Hills, Mich. — Michigan-based developer and owner Lormax Stern has signed leases totaling 84,819 square feet with four new tenants at three of its shopping centers. Beginning this fall, Ross Dress for Less will occupy 25,000 square feet at Bay Mall in Petoskey, Michigan. Additionally, Tike Ace Hardware and PGA TOUR Superstore have signed leases at The Fountains in Overland Park, Kansas. The retailers will occupy 14,291 and 29,728 square feet, respectively. Also in Kansas, DSW will open a 15,800-square-foot store this winter at Quivira 95 in Lenexa.

Dollar-General

Wathena, Kan. — The Boulder Group has arranged the $1.8 million sale of a 10,566-square-foot single-tenant property in Wathena, a city in northeast Kansas. Dollar General occupies the building on a net-lease basis. Randy Blankstein and Jimmy Goodman of Boulder represented the seller, a Dollar General developer.

Smalls-Sliders

Atlanta — Atlanta-based cheeseburger concept Smalls Sliders has signed a franchise deal for five new units in Kansas. Family-operated franchise team Jim, Teresa and Colton Sorlie will own and operate the restaurants. Locations in the state will include Wichita, Manhattan and Salina. The first of the units, referred to as “Cans,” is scheduled to open in early 2025.

Slim-Chickens

Kansas and Missouri — Arkansas-based fast-casual brand Slim Chickens has signed a franchise deal for the development of 14 restaurants in Kansas and Missouri. Jeff McCoy of AP Restaurant Group, an established Slim Chickens franchisee with stores in Oklahoma and Kansas City, will own and operate the restaurants. Slim Chickens’ current footprint includes more than 250 locations in the U.S. and the U.K., with more than 1,200 restaurants in development.

Manhattan Town Center

Manhattan, Kan. — RockStep Capital has acquired Manhattan Town Center, a 367,000-square-foot shopping center located in Manhattan. Developed in 1987, the property features more than 50 shops and restaurants within a single, enclosed level layout. Tenants include Dillard’s, JCPenney and an AMC Dine-In IMAX Theater.

Overland Park, Kan. — Whole Foods Market will open a 45,791-square-foot store in Overland Park, roughly 12 miles outside Kansas City. The opening of the new store, which is scheduled for Nov. 15, marks the relocation of an existing Overland Park Whole Foods, which has operated since 2007. Darcy Landis, principal local forager for Whole Foods, curated the selection for the store, which will feature more than 750 local items from the greater Kansas area.

Hardee's

San Diego — High Bluff Capital Partners will assume ownership of a portfolio comprising 81 Hardee’s locations following an auction. Located in Alabama, Florida, Georgia, Kansas, Missouri, Montana, South Carolina and Wyoming, the restaurants were previously owned by franchisee Summit Restaurant Group, which filed for Chapter 11 bankruptcy in May of this year. The transaction is expected to close in August. Hutchinson, Kan. — Marcus & Millichap has brokered the $6.5 million sale of an 87,119-square-foot retail property in Hutchinson, about 50 miles northwest of Wichita. Hobby Lobby and Bomgaars occupy the building. Mark Ruble and Chris Lind of Marcus & Millichap represented the seller, a limited liability company.
