Comras Co. Receives Approval to Advance Construction for Retail Micro-District in Miami Beach

by Abby Cox

Miami Beach, Fla. — Comras Co. has received approval from the city of Miami Beach to advance construction on the NoLi District, a 150,000-square-foot, pedestrian-focused retail and lifestyle micro-district under development on the north end of Lincoln Road in Miami Beach.

Work is now underway on the next major phase of the district, with the partial demolition of 723 Lincoln Road to create Via NoLi — an 18-foot-wide pedestrian passage that will establish the first direct connection between Lincoln Road and Lincoln Lane, which will be renamed NoLi Lane. Via NoLi will feature a marquee entrance and canopy, featuring skylights, ceiling fans, landscaping, boutique storefronts and restaurants, creating a new gateway into the district.

Led by Michael Comras, in partnership with architects Touzet Studio and Beilinson Gomez Architects, the project re-imagines an underutilized back service alley into a vibrant “street off the street”.

Retail spaces will range from approximately 400 to 4,000 square feet, complemented by select larger-format opportunities including 723 Lincoln Lane and 701 Lincoln Road — home of the original Saks Fifth Avenue, which totals approximately 40,000 square feet.

Construction and phased tenant buildouts will continue through 2027, with initial deliveries anticipated toward the end of the year. Leasing is being led in-house by Comras Co., with Daniela Sweabe and Max Gelband overseeing tenant strategy and curation.
