Lakeland, Fla. — Marcus & Millichap has brokered the $4.5 million sale of a single-tenant retail property located in Lakeland. CVS/pharmacy occupies the building, which comprises 12,738 square feet. Ronnie Issenberg and Ricardo Esteves of Marcus & Millichap represented the buyer, a Florida-based private investor, in the transaction.

Aurora, Ill. — Seven new tenants have signed leases at Fox Valley Mall, a three-story shopping center located in Aurora, roughly 40 miles outside Chicago. UTime Gamers and FunBox are now open at the property, in spaces comprising 1,843 square feet and 25,000 square feet, respectively. Molly’s Cupcakes, DDC Wraps, New Beautee, hotRAGS and Showroom have also signed leases at the center. The concepts will occupy 852; 1,172; 1,686; 2,125; and 2,140 square feet, respectively. Centennial is the landlord.

Lake Grove, N.Y. — Fast-casual restaurant concept New York Fries has opened at Smith Haven Mall in Lake Grove. Recipe Restaurant Group owns and operates the brand, which offers an array of fries, as well as poutine and hot dogs. This marks the fourth restaurant to open in the U.S. this year for the concept and the second in New York. Units occupy between 250 and 350 square feet. Simon Property Group is the landlord at the property.

Goose Creek, S.C.  — CBRE has secured a $30.9 million loan for the construction of The Marketplace at Carnes Crossroads, a shopping center currently underway in Goose Creek, roughly 15 miles outside Charleston. Richard Henry, Mike Ryan, Brian Linnihan and Taylor Crowder of CBRE arranged the financing on behalf of the borrower, Columbia Properties, through a regional bank. Mt. Olive, N.J. — R.J. Brunelli & Co. has arranged a 16,400-square-foot lease at The Gardens, a 373,612-square-foot shopping center located in Mt. Olive. Fitness Factory is the tenant and will open a store within a space formerly occupied by Bed Bath & Beyond. A recently opened Boot Barn occupies the other portion of the former Bed Bath & Beyond. Silver Spring, Md. — Six new food-and-beverage concepts have signed leases to join Commas, a 13,000-square-foot food hall currently underway at Ellsworth Place shopping center in Silver Spring. 6 Skewers, The Champs Kitchen, Claude Have Mercy, Momo Hub, Nim Ali and Café Antigua by Nim Ali will join the food hall, which will feature 11 total stalls. Openings are scheduled to begin this summer. GBT Realty Corp. owns and operates Ellsworth Place, which totals 350,000 square feet.

Las Vegas — Kindred Concepts (F1 Arcade) has announced plans for a 21,000-square-foot F1 Arcade at The Forum Shops at Caesars Palace in Las Vegas. Scheduled to open in 2025, the venue will feature racing simulators, games, viewing screens, a 41-foot bar and a 3,550-square-foot private room. Simon is the property owner and landlord.

San Diego — Marcus & Millichap has brokered the sale of Fifth and Penn, a 2,867-square-foot mixed-use property located in San Diego. Built in 1931, the property comprises retail, office and residential space. Ross Sanchez and Nick Totah of Marcus & Millichap represented the seller, Tom Fine, in the transaction. Daniel Heimler of DAH Penn LLC acquired the property for an undisclosed price.

Fort Lauderdale, Fla. — A joint venture between BH Group, PEBB Enterprises and Related Group is set to begin the mixed-use redevelopment of The Quay shopping center in the Harbordale neighborhood of Fort Lauderdale.  The joint venture recently acquired the 73,000-square-foot center for $48.5 million. Located at 1515 SE 17th St., the property currently features restaurants, retail space, a marina and a two-story office building. Oswego, Ill. — First National Realty Partners has acquired Townes Crossing, a 105,731-square-foot retail center located in Oswego, roughly 50 miles outside Chicago. A 65,000-square-foot Jewel-Osco store anchors the property. Other tenants at the center include Phenix Salon Suites, Oswego Dental, The UPS Store and Subway. Evan Halkias of Cushman & Wakefield represented the undisclosed seller in the transaction.
