Red Oak Financial Provides $9.7 Million Refinancing Loan for Shopping Center in Metro Atlanta

Roswell, Ga. — Red Oak Financial has provided a $9.7 million refinancing loan for Village Festival Shopping Center, a 56,921-square-foot retail center in Roswell. Proceeds from the two-year bridge loan will be used to renovate the property, which sits on seven acres at 10930 Crabapple Road, 25 miles north of downtown Atlanta. The borrower and owner, Phoenix Ten Properties LLC, will introduce shopping, dining and event options at the property. A timeline for renovations was not disclosed. Richmond, Va. — A partnership between Auerbach Funds, Elevation Real Estate Group and Beechmont Acquisitions has acquired Parc Place, an 82,968-square-foot shopping center in Richmond. The sales price was $10.8 million, a discount to its 2016 sales price of $25 million. This marks the second acquisition since Auerbach Funds announced its first close for Auerbach Opportunity Fund III in mid-October. The fund has a target size of $100 million. Westbury, N.Y. — Austin-based Whole Foods Market will open a 57,000-square-foot grocery store at 867 E. Gate Blvd. in the Long Island city of Westbury on Thursday, Nov. 5. The new store will offer a coffee bar with cold brew and iced tea on tap, as well as juice bar with smoothies, a full-service butcher, in-house bakery, prepared foods section and a selection of more than 350 beers. The store will also offer curbside pickup and two-hour delivery for Amazon Prime members in select cities and towns.
