Dallas — Russell Glen Co. will develop a 50,000-square-foot Tom Thumb at The Shops at RedBird, the mixed-use redevelopment of Southwest Center Mall in Dallas. Construction is scheduled to begin later this year, with the opening planned for summer 2024. Terrence Maiden of Russell Glen and co-developer and investor Peter Brodsky are leading the redevelopment of the property, which has included $250 million of investment to date. An additional 30,000 square feet of adjacent retail and restaurant space is under construction at the development.

Goodyear, Ariz. — A joint venture between RED Development and Globe Corp. has released plans for GSQ, a 150-acre mixed-use development located in Goodyear, approximately 15 miles west of Phoenix. Groundbreaking on the project is proposed for next year. Plans include retail and entertainment space, restaurants, multifamily communities, office space and a hotel. GSQ will complement the Goodyear Civic Square at GSQ development, which Globe Corp. completed in August 2022. Plymouth, Ind. — Friedman Real Estate has brokered the sale of Plymouth Plaza in Plymouth, a city in northern Indiana. The new owner plans to repurpose the 60,000-square-foot retail center into a mixed-use development featuring both retail and self-storage space. Steven Silverman and Ryan Wilner of Friedman represented both the buyer and seller in the transaction.
Lewisville, Texas — Bright Realty has announced the addition of three new tenants to The Realm at Castle Hills, a 324-acre mixed-use development located in Lewisville, roughly 30 miles northwest of Dallas. Cheeky Monkeys is leasing 7,287-square-feet, including more than 6,000 square feet of play space, a coffee shop and a limited-service restaurant. Osage Beach, Mo. — SkyView Partners and Tegethoff Development, along with Fred Ross, owner of Big Thunder Marine, are set to begin construction this summer on Oasis at Lakeport in Osage Beach within Missouri’s Lake of the Ozarks. The $350 million family resort and entertainment district will span 25 acres. Charlotte, N.C. — Crescent Communities plans to break ground Wednesday on The River District, a master-planned community on Charlotte’s west side. The development will span 1,400 acres between the Catawba River and Charlotte Douglas International Airport, including 500 acres of preserved land. Upon completion, The River District will feature 5,000 residences (single-family homes and apartments), 8 million square feet of commercial space, hotels and retirement homes. Denver — Essex Financial Group has secured $32 million in acquisition financing for the purchase of 2nd & Josephine, a 105,253-square-foot mixed-use property in Denver. Comprising four buildings, the development was fully leased at the time of sale. Bank of America anchors the property, which features retail and office space, as well as 260 parking spaces. Paul Donahue, Cooper Williams, Nate Schneider and Andrea Mehlem of Essex arranged the seven-year, fixed-rate loan through an undisclosed life insurance company on behalf of the buyer.
Greenville, S.C. — Whole Foods Market has signed on to anchor Greenville County Square, a $1 billion mixed-use redevelopment project in downtown Greenville. RocaPoint Partners is the developer behind the 3.5 million-square-foot live-work-play destination, which will modernize and activate 40 acres along University Ridge. Chicago — L3 Capital has added two new tenants to its mixed-use development in the Fulton Market neighborhood of Chicago. Ever/Body and Brilliant Earth will join the retail lineup, marking six tenant openings since September of last year. L3 completed construction on the 35,000-square-foot project, a redevelopment of a former bank and parking lot which is now fully leased, in January 2022. Other tenants include Mejuri, Brooklinen, Puttery and Lululemon.
Miami — Club Studio, a fitness retail concept and part of Fitness International LLC, has signed a 38,400-square-foot lease at Grove Central, a mixed-use development underway in Miami’s Coconut Grove neighborhood. A joint venture between Miami-based developers Terra and Grass River Property is developing Grove Central, which is expected to open in 2024. In addition to a residential tower and parking garage, the development will feature approximately 170,000 square feet of neighborhood-oriented retail space. Other retailers committed at the project include Target, Sprouts Farmers Market, Total Wine and Five Below.
