Edmond, Okla. — CBRE has arranged the sale of Shops at Grove, a 16,400-square-foot shopping center located in Edmond. Tenants at the center, which was 92 percent occupied at the time of sale, include AT&T, Qdoba, Great Clips, Inaka Sushi, Sun Lounge and Bloom Beauty Nail and Spa. An entity doing business as HD Investments LLC acquired the property from an entity doing business as South Hampton Center LLC for an undisclosed price. Michael Austry, Jared Aubrey, Stuart Graham and Mark Inman of CBRE represented the seller in the transaction.

Norman, Okla. — The Boulder Group has negotiated the $3.7 million sale of a single-tenant retail property located in Norman. CVS/pharmacy occupies the building, which is situated adjacent to a regional hospital. Randy Blankstein and Jimmy Goodman of The Boulder Group represented the California-based buyer in the transaction.

Edmond, Okla. — Hanley Investment Group Real Estate Advisors has facilitated the $1.7 million sale of a single-tenant property located in Edmond, roughly 15 miles outside Oklahoma City. Salad and Go Drive-Thru occupies the 858-square-foot building, which is an outparcel to a Lowe’s. Jeff Lefko and Bill Asher of Hanley represented the seller, in association with Alex Apter of Location Commercial Real Estate and ParaSell Inc. Eric Fleske of Fleske Commercial Group represented the buyer, a private investor.

Oklahoma City — Three new tenants have signed leases at OAK, a 20-acre mixed-use project currently underway in Oklahoma City. Williams Sonoma, Tommy Bahama and Pottery Barn will occupy 5,500; 8,000; and 12,420 square feet, respectively. Upon completion, which is scheduled for September 2024, Phase I of the development will feature 135,000 square feet of retail, in addition to a hotel and residential units. Veritas Development, with co-investor the Dobson family, is the developer and landlord.

Oklahoma City — Veritas Development has topped out Phase I of OAK, a 20-acre mixed-use development underway in Oklahoma City. The first phase of the project includes 135,000 square feet of retail space, as well as a 132-room boutique hotel and 320 apartment units. Plans for another phase of the development include an additional 85,000 square feet of retail space and 100,000 square feet of office space. Oklahoma City — Colliers has arranged the sale of a 161,190-square-foot former Sears property located in Oklahoma City. Michael Brewster and Drew Quinn of Colliers represented the undisclosed seller. Brad Peterson, El Warner and Charley Simpson of Colliers were also involved in the transaction. LSC Development acquired the property at auction for an undisclosed price, with plans for an adaptive reuse project including retail outlots and a self-storage facility.

Oklahoma City— The Medallion Group has broken ground on The Stacks, a 34,000-square-foot retail project in Oklahoma City. Tenants that have committed to the development include Mediterranean restaurant Cava, fast-casual eatery Pickleman’s and locally based food-and-beverage concept The Surf Bar. Additional retail and medical users will be announced later this year. The Stacks is scheduled to open in the first half of 2024.

Tulsa, Okla. — Mohr Capital has acquired 20 acres of land in Tulsa for the development of a 50,000-square-foot shopping center, dubbed Tulsa Marketplace. Mohr will deliver a build-to-suit space for REI, which will anchor the property. Completion of construction is scheduled for spring 2024.

Nashville, Tenn. — Nashville-based Matthews Real Estate Investment Services has arranged the $16.1 million portfolio sale of eight stores leased to the combo Family Dollar-Dollar Tree discount retail concept. The stores are located in Blountsville and Clayton, Alabama; Pauls Valley, Warner and Maud, Oklahoma; Edison, Georgia; Lincoln, Arkansas; and Coldiron, Kentucky. Josh Bishop of Matthews represented the seller, an unnamed developer that built the stores. The undisclosed institutional buyer purchased the properties at a cap rate of 6.4 percent.
