New York City — Retailer Five Below has opened a new, 9,500-square-foot store in the Bronx borough of New York City. Located on Metropolitan Avenue, the space is situated within the Parkchester mixed-use development. A 170,000-square-foot Macy’s anchors the retail portion of the development, which also features office and residential units. Olshan Properties is the landlord.

Richmond, Va. — Two new tenants have signed leases at Merchants Walk Shopping Center in Richmond. The Ice Cream Shop and The Hair Braiding Salon will occupy 1,368 and 980 square feet at the property, respectively. Divaris Real Estate manages and leases the property, which was acquired by a local private investor for $18.4 million in September 2023. Other tenants at the property, which totals 219,972 square feet, include Food Lion, AutoZone and JOANN Fabric and Craft Store. The center is now 99 percent leased.

Pleasant Grove, Utah — Three restaurants have signed new leases at Valley Grove, a mixed-use property currently being developed by St. John Properties in Pleasant Grove. Upon full build-out, the cost of the project, which features office, retail, hotel and research and development space, is expected to total $1.2 billion. Wayback Burgers, The Smoked Taco and Sip’N Drinks & Treats are scheduled to open at the property later this year, occupying spaces totaling 6,011 square feet. Orange, Calif. — Savers Value Village has signed a 25,688-square-foot lease at Santiago Hills Shopping Center, a retail center located in Orange. This will mark the fifth location in the country for the chain, which operates more than 315 stores in the U.S., Canada and Australia. Terry Bortnick and Lea Clay Park of Axiom Retail Advisors represented the tenant in the lease negotiations. Bryan Norcott of Newmark represented the landlord, Pacific Properties Group. Other tenants at the property include Starbucks Coffee and Albertsons.

Kneads-Village-of-Cross-Keys_Baltimore

Baltimore — Kneads Bakeshop has signed a 1,302-square-foot lease to open a bakery and coffee shop within The Village of Cross Keys shopping center in Baltimore. Scheduled to open this fall, the store will be located in a new jewel box building, situated between Always Ice Cream Co. and a new Asian restaurant being opened by Atlas Restaurant Group. Caves Valley Partners is the landlord at the property, which recently underwent renovations. Two new restaurant pads are also currently underway at the center, with completion scheduled for later this year.

Yuma, Ariz. — Sprouts Farmers Market will open a 23,228-square-foot store in Yuma, marking the second location in the city for the Phoenix-based grocer. In addition to the Yuma Foothills Sprouts store, the property will feature an additional 11,250 square feet of attached, inline retail space. The Spencer Cos. is the landlord and project developer. Regan Amato of JLL’s Phoenix office represented Sprouts in the lease negotiations, and Thomas J. Pancrazi of A.T. Pancrazi Real Estate Services represented The Spencer Cos. A construction timeline was not disclosed.

Miami — H&M has signed a 25,000-square-foot lease to occupy an anchor space at The Shops at Brickell City Centre (BCC) in Miami. Scheduled to open this year, the clothing retailer will occupy two levels at the property, which is the primary retail component of BCC, a 4.9 million-square-foot mixed-use project developed by Swire Properties that first opened in 2016. Center Valley, Pa. —The Great Greek Mediterranean Grill has signed a 2,550-square-foot lease at The Promenade Shops at Saucon Valley, a retail center located in Center Valley. Scheduled to open early this summer, the restaurant will be situated between Lashes by Gab and Komé Fine Japanese Cuisine. Other new tenants at the center include J. Crew Factory, Fulton Bank, Club Champion, Handmade Mystic, FD Market and Turning Point. The property is also home to Promenade Pop-Up Shop, a 1,500-square-foot space featuring a rotating mix of local retailers.
